We won't have a heap of money to spare after everything but I am just wondering from the generic designer house prices (Grange 20) at $158k what extra costs costs can I expect to come up with as well. What costs can be added through the the Coral contract so the home loan covers and what othet fee's can I expect to pay upfront that won't be covered by the home loan. Do the basic plans have flooring of any sort or do I have to pay extra for that etc... Sorry for the dumb questions. I just want to be prepared for extra costs when they arise. Thank You, Do not go by the advertised price, It's a way to lure the customers, there are many hidden costs which the builders do not advertise. By the time you add site costs, estate covenants etc the price would be $200. Then comes the inclusions and exclusions. Get a detailed quote from the builder which would give your a more accurate price. Note that, your price may further increase from the quoted price depending on the soil reports. Assuming you're looking at a 20sq house, your final price would fall within $220K-$240K if you don't go crazy with the upgrades. Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck.
