But honestly I can’t see all this advantage, all prefeb home I see online cost even note then entry level of brick building. A 3 bedroom house prefab cost usually over 160.000 while a brick house with 140.000$ can have entry level 3 bedroom with garage as well. What’s the really point of buy this kind of houses? I don’t found them nicely and better then traditional and I don’t see them cheap like is everywhere advertised and I would really take in consideration only if atleast 15% 20%cheaper then traditional. Is me they weird one what I don’t understand the point or basically everyone think like that ? Metricon around 150.000 All this price is intended basic lights , tiles , kitchen , heating ... basically a living house ... I didn’t build yet and maybe they will Found the way to bring extra cost ? But the same things could happen with prefab home as well. Anyway I’m try to found a builder accept to build up to lock up stage and finish on my own, for me is real waste of money pay 4000$ for painting , 4000$ cabinetry and some other things . With changing market conditions and ownership of volume builders like MJH, Henley etc here by Japanese companies I expect prefab will become a trend here soon.

I didn’t built yet and I can understand will be some surprise... but what’s the difference between handing over and all inclusion? I don’t know for me looks like all The inclusion in the price are liveable , I have experience in renovating and honestly I would like to buy only the shell but I’m struggle to found competitive builder to buy only the shell . Anyway in the inclusive price what I’m expect to pay more is site cost if land is not class M and need extra fill. And flooring I will do my self. Other things looks the inclusion is well enough , when house have walls, kitchen , bathroom , windows roof , lights , basic power points , doors it’s inclusive even mirrors. What do you need more for living ? I know can be extra like eaves, veranda , driveway but all this things anyway is extra in prefab Homes as well. I still don’t understand how prefab home are worth to considerate at that price. Or traditional builder not keep promise they’re price exposed or seriously I can’t understand. If take in consideration example the plan from jg king 140.000$ is the price without flooring and extra site cost other then class M. Basically if land is good other then add flooring in all dry area is nothing to spend Prefab house cost same expect the small one of 30sqm any 3 bedrooms cost same from around 140.000 / 160.000and over and the only inclusion have more is flooring. Especially on resale brick house have much more value then prefab homes , I’m see in Northern Victoria even new houses prefab cannot sell more then 250.000 same size in brick and less land they going for 100k more I’m not saying prefab homes are bad , that’s why I firstly considerate , but when I asked the price after everywhere is advertised they cheap , affordable .... I just got a non sense marketing spend 140.000 for entry level prefab home is not cheap is not affordable , is just as normal ! Basically in any flat land the cost is pretty same of brick house and I don’t really see the sense to buy one. I will be the first one to buy if really cost effective , if could found a 3 bedroom with basic inclusion at max 110k will sounds good to me as well . But now for the price I found until now. If they will be really affordable they will easily become a trend , because I don’t worry about quality and some of them are even nice style , but brick house for me and most people still looks best style , I would renounce easily if the prefab would be really affordable, but here in Victoria honestly I didn’t found affordable , I found very expensive. Until price will be same as traditional home I don’t believe they become a trend . I'm interested in the same thing, and like you, am (still, having had my eye on the industry for years) reading everywhere that they are much more cost effective to construct/will save you money, and yet, I am yet to find one offering a price point that is even comparable to the volume builders.
