We signed the contract with PD on 25 August and now working with bank on finance side which is almost done, CSC has asked for the bank to fill up and submit authority to commence construction (the tentatative start date is 30 oct). I have signed my contract on 29Aug. Last Thursday i have my land settled and finance approved.. send through everything to the builder on Monday and they said that they will need to obtain the building permit first, once done, will send me the final drawing This morning, i have received a call that my final drawing is on its way (by express post)... once recevied i have to check everything and advise if anything is wrong... I just cannot believe that they can get the building permit in one day, but they did. I actually thought that i should have the final drawing before they submit the building permit... so i am not sure if this is right... but anyway, i don't have issue with my drawing, they make it right since day 1, so i am confident that it should be fine.. but still need to wait and see when i am home today.. i think its normal practice as we have also got our building permit. But its funny that now its more than one month and no sign of final construction drawings. Re: Final drawings 4Oct 01, 2008 11:18 pm Well technically speaking the drawings you sign at the contract appointment are the final construction drawings.
However if like every other customer you find mistakes, they will have to revise them. When the revisions arrive depends on how busy they are. My drawings were revised after a few weeks and I sent them back signed but almost immediately they were revised again. I found errors with these as they made changes that I didn't even want. I asked about these and after about a month of no response they agreed to change them again. Then about a month after construction started they had apparently changed the drawings but had not released them to anyone and a small part of the house was built to the wrong issue. Eventually they got it right but to this day I never received the corrected revised drawings and have never signed them either. So to answer your question, never, maybe, perhaps and if your lucky. My advice is be very carefull with these drawings. The revisions aren't highlighted or clouded so you basically have to pick through each revised sheet and find the changes. Quite often they make changes that you would be totally unaware of such as elevations, retaining walls and drainage. If you spot all the changes you will probably be amazed at the number of things they sneak in - most of them inconsequential. They changed the RL (elevation level of the house) on mine twice and the retaining walls three times without so much as a word. Another thing is be carefull if you have added or deleted windows as they used their own imagination with that on mine and completely ignored the sketches given to them. What I also don't understand is that the builder makes drawing changes after the building permit has been issued but doesn't re-submit them for approval. Seems a bit odd to me.. We are building with PD too. We signed our contract last week of July and in Aug we arranged our finance and in the last week of August we were adviced that we will be receiveing our building permit in a week or so and that is when they sent out our final drawings. We had some small changes which we required in the drawings (none of them were structural though) PD incorporated the changes and were prompt in sending us the amended drawings. we signed the contract on 5th sept. We were told 3 days back that we received our building permit. we building with "H". Now our admin is working at sending us the final drawings. One important aspect is the changes that they did not correctly make during the contract signing- like the electrical plan. I am not sure what else will be different that the plans that have already been given at the contract stage. Once i receive them can let you know Thanks very much!
