I'm posting this for a relative of mine! He is looking at doing a knock-down rebuild in Strathfield. Lucky him owns the land outright. He has a budget of around $400k but this needs to include demolition costs, building costs, design fees, the actual house and upgrades etc. The questions he has are as follows: 1. With a budget of $400k do you think he would be better off doing a project home (i.e. the ones that you see at Homeworld) or a custom type home? 2. Has anyone built in the Stathfield area? If so, any pointers/tips? 3. Which builders would you recommend/avoid? 1. Strathfield Council has very strict design control requirements - grab a copy of these before you go to any builder 2. Project builders are going to charge you extra to build in Strathfield (as most of their work occurs in new estates in the southwest, west and northwest) 3. What sort of house is being demolished? You could possibly sell it and get it removed if it's on stumps. After 4 years - we're in! A good start is to look at project builders websites, they have some info on designs and the dimensions (which will help with what might fit on an existing Sydney block). IMO, As a general rule of thumb, the base price usually needs to be 'doubled' to cover all costs, which in our case included demolition, and will include all our upgrades, landscaping, window finishing and driveway. There are some 'larger boutique' builders like Gemmo homes, Quinn homes and a few others I can't think of now - which build beautiful homes and are a bit more expensive than the 'project' builders, but the finish is great and you deal with mostly a family run business. If your friend is building in Strathfield ( I grew up there) I guess he will be building big ?? That's pretty much the norm for that area.
Smaller boutique builders such as Quinn start at $300,000 or Krslovic at over $400,000. Your friend will either have to go owner build if he/she wants something fancy for similar dollars or use a project home builder & upgrade. Try Homeworld's website for an idea of cost. Only a few builders do full brick these days: http://www.****.com.au/find_a_builder.php These are almost all small boutique builders - with these guys I'd estimate that $400-500k would get you a modest 3 bedroom double storey home. He also has his heart set on double brick. My brother built a 4 bed brick veneer Krslovic home with 3 bathrooms, pool, etc in Concord 3 years ago....& it cost him $500,000. Not sure if that included landscaping. Full brick - add another $100,000 for a 4 bed 35 sq house. We're building with EB. We found their homes to be of better quality than the average project home builde, who was prepared to build in the south. Having said that, we will only be starting construction next month, so don't really have any personal experience. Though my husband's workmate was very happy with the building experience & the quality of their work. We are in the planning stages and are probably going with Wincrest - family business and build everywhere - only a $3000 extra charge for Metro Sydney. Puh-lease! I know also that Masterton "build" in Lane Cove - don't charge a surchage or anything - BUT they use another company to do all the plans and DA etc because they don't want to. I'm sure they build in Strathfield. I think 400K is too low for a custom builder, but I know Binet can do houses at that price. Just a matter of size and site costs I think.
If the land's pretty flat you'll do well on site costs. If not, well, you could be up for a LOT:) Greg Thank you so much everyone. This all makes a lot of sense.
