Browse Forums Building A New House 1 May 29, 2020 2:51 pm Hi all, First time builder here, and putting together floor plans currently. Our block allows us to go no wider than this current plan. We are a corner block, with the left and bottom sides street facing. Block faces South East, so north is in the top right corner/right hand side of the plan. I have TRIED to maximise windows here but struggling, also kept western exposure to a minimum. Windows/doors are very rough and just for looks currently, also ignore the kitchen sink, it must have moved, will be under the window! Is my second hallway a space waster? My entry to the master, weird position? Bottom bedroom, waste of space? WIP too big??! The small/weird room off master/living is a hideaway desk/office space. Garage has to accommodate a trailer. Shed behind the house with street entry from secondary street. Atm there is only 5.5m between house & shed so don't want the house to be any longer either!! Thanks in advance all! Extra Linen cabinetry is never a waste of space if you can use to the tricky positions. the Master bedroom I would look at putting a glass panel sliding door at entrance to make it look classy and easier to keep closed due to living areas WIP too big??! The small/weird room off master/living is a hideaway desk/office space. Delete the walk in and put built ins along the entry section, extend bathroom for a free standing bath Garage has to accommodate a trailer. Id give the front bedroom a wir - make the current door all wir and add door to entry. Your ensuite looks like its not very deep - not sure how long a vanity you need but toilst could be better on the back wall. But wasn't so keen on the door being in the entry - I wanted all bedrooms to connect to the hallway. But definitely worth considering again! The ensuite is 1600mm deep, I have done an exact copy of a friends ensuite and it seems to work great. I agree with the fridge, I think it needs to be in the kitchen! The bathroom is actually 2000mm deep so plenty of room for the freestanding bath! I'm not sure if I will go built in/hob or freestanding. Is it a pain to clean around a freestanding bath? I've never had one! This is a very tight fit, I'm not sure if you'll be able to achieve what you've described. Would you consider accessing the separate toilet from the laundry?
