Browse Forums Building A New House 1 May 22, 2020 5:47 pm Hello everyone, after browsing this forum and scouring through for helpful information for months, I decided to make an account and ask some questions and potentially have my own build journal for others later down the track! I am currently looking to subdivide a 1000SQM R20 lot (21m wide)within 5km from Perth CBD. We're thinking to subdivide the plot side by side and building two story homes on it (live in one). Some questions, 1) Battle axe might give better aspect / light orientation as side by side may shadow each other - plot is North facing. Would it be worth it to consider battle-axe type sub division 2) Any respected/well recognized 2storey builder in Perth? We visited BH, Webb, Novus and they'd all tell you they can work with our budget but that just felt like sales speech. We're looking to work with around 450k-550k per home. (Budget excluding knockdown / subdivsion fees) 3) For that budget, is it worth doing our own subdivision and/or house designs, then going tender? 4) how much % did you overrun your budget? i know this is depending on individuals planning and preferences but just curious to know! Re: Subdivision / Building a Second Storey Home in Perth 2May 23, 2020 12:17 am Hi Perth Sloth, I would be getting your sub-division sorted before worrying about house designs etc. It's a fair process to sub-divide and will take 6+ months, but more than likely 12 months. Get that underway and in WAPC is your priority, then worry about a house design. If your building 2x double storeys you will need do go to planning with your local government authority, they won't look at it until you have WAPC approval and clearances. You wouldn't go full blown plans until you have planning approval, you just need a sketch with elevations and floor plans for this. So if you started the process tomorrow your realistically looking at about 18 months to complete all this, I would start to talk to builders in roughly 9 months time. I would get a feasibility completed for the sub-division as it will give you a clearer picture, they are less that $500 and it will be money well spent.
