Browse Forums Building A New House 1 May 19, 2020 3:18 pm Hi There, We are building in Perth for the first time and have 2 awesome concept plans and we are seeking feedback because we are totally confused! Option 1 - has the rear living that we’ve always visualised but as this faces south we are worried it will be cold. We love the kitchen, scullery in this design. Option 2 - will the alfresco be too hot because it faces West? We love the separation between our room and the kids rooms in this. Also trying to take advantage of the sea breeze blowing in from the south west (Fremantle Doctor). What do you guys think? Thanks in advance! Alfresco is covered and will be also shading out your Master from the West side in that case (this is what alfrescos for). I am also thinking that this huge corridor window near guest room/laundry ideally needs to be shaded off with some kind of awning and should be using Low E glass (same as your kitchen window). Definitely worth considering, I've never had a living area at the very front of a house so I have to think about privacy - we aren't one to keep curtains/shutters closed etc as we like as much light and air as possible. Do you ever expect these to be used at the same time? Because otherwise it will just be a cacophony of competing noise. Good point - yes they will often be used at the same time as we use both rooms frequently. The media room will be noise proofed but I know this will never block out all sound. We had asked for the media room to not be next to any bedrooms. Thanks for that, something I’ll add to my list for further consideration Yeah, we sound proofed ours as well - but it's also at the other end of the house to the other living area. It'll be the pocket doors that are the weak point because you can't insulate those walls unless it's external to the cavity, and then the doors themselves. For instance, bringing groceries in from the car into the kitchen is a much more difficult task in the first layout. But I think the first plan has better/more storage areas. I also thought about flipping plan 2 but we have a large double storey home on our eastern side and I don’t want the pool to be overlooked by them. Good thinking with groceries, I didn’t think of that. I’m not sure that would be a deal breaker though if it achieves that seamless indoor/outdoor kitchen and living we want.
