Not a terrace, just a narrow block, 10mts wide. If you mean in between the bed 2 and garage, yes a small courtyard to allow light into that bedroom. House to the north is only 2 story. We are allowed top roof pitch of 13.6m. No need for a pool, ocean is just across the road. Well, ocean is not really a good fit for leisure swimming or chilling out with friends and a glass of champagne;) So consider in a flat roof and design a nice roof terrace over there. It may be even cheaper if you build it with Bondek or Speedfloor or similar suspended flooring system. Consider swapping your kitchen with your living/dining rooms, so you make more use of passive solar heating with north facing windows (just make sure they won't be shaded out with the roof of the house to the north). Guest Living will be relatively dark as it will be always completely shaded out by the house on the right, plus you probably would have windows to the West from there. So would need to invest into some Low E glass and good shading as otherwise this room will be always quite hot (same as other west facing rooms which are not shaded out by the balconies/balcony roof cover). This is obviously going to be a high-end house and three-storey builds will require significant engineering considerations (particularly since your house is such an odd shape), so you wouldn't want to settle on a dream plan only to find out it's completely unworkable.
