It's illegal to do that in WA Re: Home owner warranty insurance 4May 15, 2020 5:10 pm I just paid my home warranty insurance for a custom build and it was around $13k, it does depend on the value of the build, and the builder. This is in NSW. We only paid this once we had DA approval though! Unless your project was around $1.2m then that is fair enough. Registered Building - Always happy to help where I can and simply loves the game. DM me if you need help in VIC. Re: Home owner warranty insurance 8May 15, 2020 7:19 pm I have the invoice and yes it is in the region of 1m build, Db2020 there are on line calculators that will give you an indication of cost. They do say that it depends on the builder and the broker etc.. We are doing a cost plus build so we are provided with all invoices, but that would not be standard for a project build. Hey gogo65, how is your slab going? As you are on cost plus, would be really interesting to know the actual costs break down, if you are willing to share, of course. Re: Home owner warranty insurance 12May 16, 2020 5:34 pm AlexP, slab preparation is progressing with pods started today, expect slab to be poured end of this week.
The slab will be poured over two days, right side then left side (as far as I’m aware). To date we have paid 50% of the slab invoice The quote was broken down into piering (155 piers) labour and concrete estimation. This is a big slab (approx 615m2, plus a 56sqm shed slab that was poured with piers), with a drop edge beam through the centre. Our piers were quoted as a lineal metre and we have come in less than the estimate, so will have an adjustment prior to final payment, our builder is providing both the quote and then the invoice and adding his portion, while we expect an adjustment as such due to piering, we have also requested them to additional work as we go (such as pour the shed slab). In regards to other quotes, our builder is providing quotes for each stage and we are also sourcing quotes of our own, to ensure quality trades are being sourced, we are very hands on though, and I know the plans like the back of my hand, I’m happy to source quotes and spend time doing it, our builder has no issues with us sourcing our own trades, and we discuss each quote and the pros and cons of each, prior to making a decision, however they go through him to ensure that home warranty is covered. This is our fourth build, my husband is a tradie as is my son and my daughters partner, our best friend is doing our frame, so we feel comfortable doing this, luckily we are not going through a bank, as this would not be possible if a bank was involved. Our last was a custom home and was documented here on home one about 8 years ago, this time I’m documenting on instagram, as i feel home one is different to what it used to be, i still like to read home one so drop in, and provide advice where i can. If you’d like to follow my build check out @sydney_custom_acreage-build Re: Home owner warranty insurance 14May 16, 2020 6:04 pm Nope i wont be documenting on here, it just doesn’t seem to be worthwhile anymore, instagram is very different, lots of builds to follow, everyone supporting everyone, lots of inspiration etc Hi Suku18 In NSW the statutory required insurances are: 1. HBCF ( Home Building Compensation Fund) - This is if the builder dies or goes broke. But this only covers 20%… 1 2712 Hi there, long-time lurker but first time posting.
