Browse Forums Building A New House 1 May 12, 2020 4:02 pm Hi All, I am building in SA- Adelaide and just noticed post brickwork completion that there is visible gap between the window frames and the bricks. I could notice the gap at few places ex in the windows of bedroom and in the aluminium sliding door of the laundry. Plus there is visible gap between the main door ( wooden ) frame and the brickwork.. Although I have informed my site supervisor about this and all he told me that they will fill up the gaps using aluminium fill sheets around the windows and the sliding doors.. (remember though, never close the weep holes!). That said, the last image you have posted is a worry, its too much gap! Is there brick or mortar under the exposed flashing? If you press, can you sense a void inside ? If so I would worry. It is also possible I may be mis-reading that image. The gap is required as per Australian Standard 4773.2 part 7. It came into effect in May 1 of 2012. The SA builders are only just starting to pick up on the mandated requirement. I was over there about six months ago and noted that it was not on a lot of homes. The gap can be filled in anyway the builder sees fit as Australian Standards, (2047 window Standard 4773.2, 4773.1 and 3700 all three are the masony standards) are all silent on the way that it must be closed off.
