I am planning to build a double storey house and the layout that we love has two balconies on the second floor, but since this is quite small and overlooking the road (and no great view of anything), we thought we would like to remove these two balconies. The facade itself already cost us a few k so we were wondering whether builders usually gives some kind of credit or reduce cost of the facade when deleting something from the layout that they have, like removing these two balconies ? Does anybody have any experience with this? I know I could contact them and ask but just want to know if anybody else have any similar experience? Thanks. Thanks, Cha If it's from volume builder probably it will cost u more because u change their plan. If its custom design from scratch this yes it should cost u less without the balconies. Find it interesting that a typical volume builder will give u back anything, probably it will be some minute amt u would think might as well have the balcony afterall. Anyway will go and ask them tomorrow and see and keep this post updated. The balcony is bein built over the porch, so my builder(custom plan) justified the cost as additional waterproofing requirements, reinforcements for the porch roof etc etc. Consider these when you negotiate with your builder. Off the top of my head 4-4.5K, it was part of various other inclusions so don’t remember the exact details. YAY! So happy about this cuz we can use this credit to do other upgrades throughout the house just waiting for them to calculate how much credit we will get. We receive $3640 in credit for deleting the two small balconies which will includes all the facade windows required ilo the sliding doors that was previously for the balconies. It would be a different story if you would want one constructed in a no-balcony floor plan. If windows are replacing the sliding doors, I fail to understand where did the builder loose money. Though very a bad practice, but the builders have made it standard to add heavy amounts for adding stuff but not giving back much if we're to remove anything. Not sure how and whether we should negotiate on the amount credited. Balcony 1: 1080 x 2890 Balcony 2: 1110 x 3920 Approvals are covered in the cost we are paying to the pool company.
