I've just bought a land yesterday with Woodlea which it is estimated to title on Sep 2021. My question is related to the build costs, if I found a good design - to build, does it worth to lock the price down with 2-5K (for 15 months) to avoid price inflation? Or wait until 3 months before titlement and lock the price/sign the contract? I forgot to mention that this will lock the price, if price rises, this will not affect the contract value, I will pay the contractual price. Thanks I am in similar situation where I have a custom plan being quoted by Inspired Homes (pricey upgrades) , Aspire homes and Romeo homes(not promising inclusions). Inspired home has quoted Base price of a 30sq house at ~300k+ site+facade +extras with premium inclusions( not as good as Porter Davis atm with their 20th anniversary promos). I am told if I want to lock that price to move with contract preparation, I would need to pay $3k deposit in couple of days as their prices are going to rise in August (expected due to increased demand from 25k grant). Is it worth taking a risk to see if I can find a builder with better value for money , someone used by friends so I can get honest feedback and someone not trying to gouge off 25k grant? Anyone built with Aspire Homes, Inspired Homes, SJD (Rawdon Hills?) who can share their experience and why they went with them? What you did/didn't like? Thank you so much everyone.
