We have a block of land North of Brisbane and after doing the rounds decided on a builder paying our 3k deposit about 3 weeks ago. Since that point this builder has added about 20k of additional site costs (imported fill, additional stormwater pits, increased wind rating etc.) based on the surveys. This was a little annoying but all costs were explained and from what we could see, unavoidable. Since then though, one of the builders we'd contacted in the early days have offered us a significant discount on the contract price and an increased studio voucher for upgrades to entice us back during all of this uncertainty making them about 10k cheaper than the builder we paid the deposit with. We attempted to negotiate with our builder but they won't budge saying the 8k they initially offered us to spend in studio was the best they could do. Our question is, now that we have our soil test, surveys etc. will other builders use these? Or will they make us do them all again with their company of choice? Hi bpal8713 No matter which builder you choose, the surveys don't change, so can be utilised by whomever gets the nod. We looked at, and paid money to, more than 1 builder, and actually ended up going with the fourth. You own the survey and soil tests, so theoretically you can send them on to anyone. Your chosen builder may opt to get a re-establishment survey prior to starting on site, just to be sure. That's ok, and not a huge amount of money anyway. Good for piece of mind. Be mindful of "extras" and finishes. They vary A LOT from builder to builder, and they can make some really crazy mark ups in this area, to compensate for a lower base price.
