I have drawn up my own idea/plan and I was hoping to engage multiple builders to do their own variations of my idea and possibly a price estimate. I was just wondering if there was anything I should be aware of in engaging multiple builders with my own idea/plan? Many thanks in advance You will get a variety of pricing based on what the builder thinks of you expectations. Some builders may come in low then you'll find they ramp up the pricing the more you commit. But you should be able to get a range to work within based on some basic concepts/planning designs. Don't expect the costings to be competitive with volume builders as it is a different game for costings all together. If you're in Vic I might be able to have a look too. On difficult/sloping blocks include geotech/site classification and preliminary engineering with accurate costings Try to avoid $ticker$hock after you've handed over a deposit for the preparation of Plans (PPA), eg siteworks, or worse made to sign a building contract prior to DA. Costs $7k - But you dont have to pay the whole lot, first deposit is ~$2k Remaining costs can we billed to your chosen builder. ~$2k gets you a set of plans that you can take to your builder and have them quote with inclusions. What you're trying to do is get a custom quote from multiple builders. They wont do it. That means that they need to outlay money to their own architect before they can quote it. If they do decide to quote you, it will be a rough idea only. And they won't put much effort into give you a proper quote till they know how much material etc they will need. Save yourself the headache, spend the $2k and get plans drawn up. Last thing you need is for a quote to be inaccurate. I've been partially in this situation, having an architect drawn up. His job will be finishing up at the building permit. After that, I'll be on my own, i.e. looking for builders for the construction. I'm wondering if you're allowed to build in stages from different builders? My financial situation constrains me from signing up with big builders like Metricon since they require approved finance ahead of the contract.
