Costs $7k - But you dont have to pay the whole lot, first deposit is ~$2k Remaining costs can we billed to your chosen builder. ~$2k gets you a set of plans that you can take to your builder and have them quote with inclusions. What you're trying to do is get a custom quote from multiple builders. They wont do it. That means that they need to outlay money to their own architect before they can quote it. If they do decide to quote you, it will be a rough idea only. And they won't put much effort into give you a proper quote till they know how much material etc they will need. Save yourself the headache, spend the $2k and get plans drawn up. Last thing you need is for a quote to be inaccurate. Thanks for the insight.
