Browse Forums Building A New House 1 May 13, 2020 5:00 am Hi we have side to side 2m slope over 20m width of our backyard. We want to retain on both side of pool approx 300-400mm with brick which will give enough straightening on our backyard lawn. My question is, how do I run the retaining wall over the sewer line at our rear boundary? What are the rules around RW crossing a sewer line at 90 degrees ? In NSW? Redline is the sewer line in this plan. With our basic landscaping plan, we didn't get any RW in our backyard and left the lawn with its natural curve. We only have RW on RHS boundary of the building envelope which goes with building DA application. So those advising “go get an engineered plan”- thanks is my response Re: Retaining wall running over sewer line at 90degree? Allo 3May 13, 2020 10:32 am Hi Structural BIMGUY, how do we go about arranging this? If builder is not happy to detailed RW engineering plan and pool plan with building DA application as it may complicate and lengthen building DA process, how to get around that? We have been suggested by one builder to submit the “very basic” landscape pe plan for building DA approval now. To get engineering RW and pool plan later on separately after build and they would not allow us to include all these when they submit to DA for Building construction. We have since chosen a new builder for various reasons (mainly as we loved their floor-plan better). We dunno how they will go about this!! Allo 4May 13, 2020 10:41 am I did contact 2 concept landscape planning businesses to get a landscape plan with RWs etc and was intended to pay fee. the problem i faced are: -1 quoted $1900 and other $2800 for preparing a plan for us -both said it will be interim plan and after building is near complete, they will have to visit the site and readjust the plan according to the then contour which will be additional $$$ fee. Is seems a high cost for now considering that we will need to pay this fee again for them and also for pool plan. Do you know if we can contact Sydney water and ask them (happy to pay their fees) how close to the sewer line we can build a pool? Without an engineered plan for the pool? Same with pool companies. They quote based on assumptions and advised us to work with the builder to determine what the building footings are like etc etc and get builders permission, so that the pool builder can start drawing/planning. No respone from builders yet. I assume I will have to wait till the builder gives us final engineering drawing!!! Too much going back and forth and not reaching anywhere. Not sure if we should wait more, or how to incorporate Building plan + landcape plan with RW + pool plan sorted together!! Re: Retaining wall running over sewer line at 90degree? Ouch,Thats what a complete house design and engineering costs There would be plenty of 3D landscape designers stuck at home that would do a sketch for a fraction of that cost I suggest you shop around LoveHouse Do you know if we can contact Sydney water and ask them (happy to pay their fees) how close to the sewer line we can build a pool? Water Authority will accept a preliminary sketch..give them a call The pool company will have their own Engineering Details etc They may not give you copies until you have paid a deposit for the preparation of pool plans read on.. Yep that's the Modus Operandi..Back and forth..variation upon variation.. and the costs keep going up. Sort it out, up front, with one plan,etc,etc.. tell them to sharpen their quoting pencils Cheers Chris Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Retaining wall running over sewer line at 90degree? Allo 6May 14, 2020 4:14 pm You will need to engage a Water Services Coordinator who liaises between yourselves or the builder and Sydney Water. You will need to adhere to Sydney Waters guidelines for building over or adjacent to their assets and submit full engineering drawings for what you are intending to do. These guidelines can be found on their website. Here are a couple of drawings I sent to the engineer as a guide for him to do his drawings. It cost us $1,100 for the WSC and $450 for the structural engineer. The first one shows what we were required to show on the site plan for our DA Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ The landscaping plan we submitted as part of our DA only had to show the sewer and nothing else. If builder is not happy to detailed RW engineering plan and pool plan with building DA application as it may complicate and lengthen building DA process, how to get around that? That's nonsense on the builders behalf Let's face reality he wants a fee/cut on the pool installation BTW, it doesn't complicate or lengthen the DA as everything submitted is assessed at the same time Make sure the builder by not noting provisions for the pool and retaining, etc, leaves you in a worse position after the house handover... as is often the case LoveHouse We have since chosen a new builder for various reasons (mainly as we loved their floor-plan better). We dunno how they will go about this!! Pick 2 or 3 builders, tell them to be flexible and sharpen their quoting pencil As for consultants, Architects and builders Charging $500 for this and another $500 for that... it's just a licence No? Tell them it's post covid19 and to halve their charges... or lol, they'll be out of Business Cheers Chris Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Retaining wall running over sewer line at 90degree?
