We have a 10.06 m wide land and the porch area is about 9m2 in floorplan. We are in Box Hill area and we want to get building approval from CDC. How much minimum we can put as a setback from the building frontage line? Is the frontage setback is from building line? Or from the porch? How much would be the setback? Is this Frontage setback, related to the size of the porch? And porch size will affect this Frontage setback? Please advise Re: Frontage setback 2Apr 02, 2020 2:15 pm Hi Hadis, Based on SEPP, Min. setback from primary road is determined by setback of the 2 nearest dwelling houses within 40m of the lot on the same side of the road. If there are not dwelling houses around, the minimum setback will depend on the lot size. If your lot size is between 300sqm to 900sqm the front setback needs to be 4.5m. However, The front setback is calculated from the building line and you can have an articulation zone that extends up to 1.5m forward of the min. required setback. If the porch roof has eaves, the articulation zone will be calculated from the eaves. Also, the maximum total area of all building elements in the articulation zone (Porch area in your case), must not comprise more than 25% of the area of the articulation zone. Therefore, the porch area needs to be 0.25 x (10.6m x 1.5m) = 3.975sqm. Hope it helps. Re: Frontage setback 3Apr 02, 2020 7:45 pm Hi Archline, Thank you so much, it was a very helpful explanation. The front setback needs to be min. 4.5m to the building line and 5.5m to the garage wall. However, if your neighbours on the same side of yours, have considered more than 4.5m you need to follow their rules. The minimum setback from the porch to the boundary in your project needs to be 3m. So a 1.5m x 2.65m porch will comply. Re: Frontage setback 12Apr 02, 2020 10:48 pm I had a look at your plans. The front setback and porch area seem correct. As you have a projected balcony on the second level, the 4.5m minimum setback needed to be calculated from the balcony line to the boundary. Therefore, the porch is located behind min. setback and doesn't have to comply with the 25% area limitation. You can go ahead with your plans, Just make sure that the front setback of your neighbour building is not more than 4.5m. The red zone in the below picture shows the minimum setback permissible.
