I'm assuming you've gone with one of the volume builders who got you sucked in with a cheap price and then they're now getting their margins back on the site costs and as they've got your deposit you either give up your 2.5k to get another price elsewhere? I'd be expecting to pay roughly 15-20k tops on that site for your site costs.
