Long story short we failed CDC because of from setbacks (about 1m). I spoke with council and they suggested we submit via DA as they would have no issues approving the designs and setbacks as they stand. Upon requesting to go the DA, my builder has now sent me a PCV for $12K that includes a Drop Edge Beam around the side and rear elevations. Hoping someone can explain to me how this can change between CDC and DA approval requirements. Or in fact why it changed, or do you think this is last minute oversight and they have forgotten to ad it to the plans earlier. And if so, why would this be a PCV? If Im reading them correcty, there is no indication of drop Edge Beams. To be honest, I dont have an issue with Drop Edge Beams, far from it. I have a problem with the matter that these have been added as a PCV. They were not needed/mention for contract, CDC, but now raised for DA. To me it feels like a last dash for cash or a negligent miss on behalf of the builder? Thoughts?
