I am going to build a 60 sqm granny flat in my back yard, The builder sent me the tenders as below.
1st tender dated Aug. 2019 was $110,550
2nd tender dated Nov. 2019 was $143,066
3rd tender dated March was $138,000
I asked the builder why $27,450 discrepancy between the 1st tender and final tender. He said that
"To break down your costs of the tasks.
Section 10.7a,b this requires an engineering report and an outline of tasks theta must upgraded wish includes all external fittings, doors, windows, vents and facade of the granny flat.
This alone without the upgrades is costing Nascorp (builder's company name) $2400.00 only for the report the upgrades will cost another further more minimum $3000.00 to 5000.00
Your pre DA/CC/OC is costing you another $12,000.00 this includes initial, peg out and final inspection plus your extra Pre D/A costs
Your sewer incasement is costing you $10,000.00 this also includes your engineering specifications and sign off inspections
Also lets forget the total GST of $13,800.00 that Nascorp needs to try and save throughout the job.
So really you are still saving almost $21,000.00 in extra costs, compared to what other companies would normally charge. And we guarantee that Nascorp products and finished are far superior in quality than another product on the market. Your getting a high end updated quality product finish."
