We are building the Portland 27 by Rawson in Hodges street. We've had a great experience pre construction and now we have started the construction. Slab is down and hoping to start frame work this week. How's everyone else's experience so far with the building process? We have most of our frames up, hoping to have roof on by the end of the week. Building home is quite a journey. I am glad you had smooth pre-construction stage. So far my experience is really good at Pre-construction, excluding Rawson functions dead slow. I signed up with Rawson as House and Land package in 2nd week of Dec 2019, and till date I have just reached on the finishing the plan presentation and awaiting my final drawings. I hope, if the sign-off provided on the drawings they should be move forward and submit the application to CDC for approval. I still need to go through with internals, electrical and tiles appointment. How long your pre-construction stage gone for ? What upgrades you choose for your building ? Did your project went through with CDC or DA ? All our external and internals selections were staggered over a couple of months. We signed up for the Lux promo at the time which was last year in April/May which came with lots of amazing upgrades. Our own upgrades were a couple of windows, Changed the facade by changing the windows to a corner one and a full length with timber feature in between on the brick work, upgraded bench tops in kitchen and bathrooms to the Supernatural ' calacatta Nuvo".. that was a big splurge but worth it..We recessed all wet areas, upgraded tiling in bathrooms to floor to ceiling with trimming/ capping, not sure what its called. Our flooring was selected from the range offered, we didn't upgrade this only the herringbone feature wall in main bathroom and the tiles in niches. We actually liked what was on offer. For the Kitchen we also upgraded the pantry inserts and pull out drawers in pantry. added a broom cupboard. Bulkheads throughout kitchen also which gives it a nice flush clean look and finish. Pull finger cupboards and added 2 little side cupboards along side the oven. Electrical we are putting data points in all bedrooms with provisions for fan/ light combo,outdoor lights, down lights throughout house and little lights down low which will light up the hallway and entry..We added extra taps at each corner of the house and outdoor gas point for the BBQ..extended the alfresco slab to be inline with he eves. There is a few other upgrades but cant remember them all.. All our fittings are Matt black including window frames... The Windows are in and roof should be done today or next week... We went through CDC. Try and have all your selections organized ready to take with you to your selection day, its easier, quicker and less stressful. We drove around the new estates looking at color Palates so that helped narrow it down.. What color palate are you leaning towards? You must be enjoying seeing your building progressing so fast. Shape of your home is almost there, I guess next is the roofing that going in for you. I have just received update from my PCA at Rawson that final drawings will be available this Monday for my review and sign-off and if all goes well, they will submit the CDC application in next 5-7 days. How long did it take for you between submission and approval from CDC approval at Rawson ? In my structure I have added a number of windows. Massive window of of ASD1824 in Msster bedroom, Window Splashback at Kitchen which costed me almost $2K, hope its worth from practicality and decorative purpose . The maximum dent I have got due to fireplace which costed me almost $11K but I am very excited about it. I have also added a door under staircase which I will use as storage lately. Rawson have not booked me in for Internals (Colors+ Electrical) on 6th Apr and Tiles appointment for 17th Apr. Few things I am fairly clear, that I will be choosing Vanilla Noir for Bench Top, and will go for under mount kitchen sink. Now, the cabinetry I have to work on that should go in combination of benchtop and timber flooring. I have got the upgraded bathrooms as part of my package, so again will try to restrict myself with in the provided options. I am expecting to spend the most on electricals. I am planning to add 2 more zones in AC and make it overall 4 zones in my double story house. I will work on some color inspirations this and week next by visiting few of display homes and will go from there. One question, did you opted for Downlights and Dimmer ? If yes, any idea how many Downlights a dimmer can support ? I am planning to add dimmer in my electrical, which I will use to set the intensity of the lights at home based on mood , like bright low or medium. Do give me ideas on how you prepared for your internals and electricals. At the moment i am clueless how to start prepping for it Keep on pouring photos of your build progress, I am loving seeing the building erecting so quick and so nice .. Enjoy your day. How exciting. So our externals are finished now, Bricks, roof, eaves etc. We are so happy with the bricks, they look so neat. They will be cleaned this week. The house is starting to look impressive and take shape. Our electrical including data points etc and plumbing, AC all finished. Last week they started the insulation and carpentry has started Monday. We are so far traveling pretty close to schedule, with no holds up so far. However we were warned about possible delays on bathroom supplies, fingers crossed all runs on time. When we did a walk thru last week with our SS to double check all electrical we did realize we didn't add a extra light switch in our WIR at the other entry point, that was an easy fix. Rang the electrician to put one in no problems at all. One thing we did come across and made it very clear from the beginning and its on our plans is the Main Board. Generally they get placed on the garage side of house and we did ask that it be placed there so all utilities are on one side, guess what, its on the opposite side of house which we were cranky about and our SS knew we would be. We questioned it only to be told that's it up to the electrician and that the Council actually makes the decision to what side it goes on, especially in new Estates they prefer the main box to be on the same side for all houses.We were never told that during the process. You might want to check with yours as well if you want it on a certain side. The box is going to be painted but right now its an ugly shinny sliver box.. Other then that were tracking well. Had an appointment with a landscaper, just waiting on our design to come back and proofed before going to the 2D/3D designer. What date have Rawson advised you for PCI and handover ? Mine construction work is expected to kick start end of May or 1st week of June. Rawson confirmed that all is done and final estimation is going on prior they handover the file to SS. So I am waiting patiently to receive a formal call from my SS. This is good surprise that Rawson added one extra light on the go. Was it in your inclusion and they missed it, or was it a new request ? I was in assumption that they tend to apply admin charges or something. In regrads of the utilities, they have already confirmed that my MB and Gas connection will go on the right side of house and Hot Water system will remain on the Garage side. This is somewhat due to distance from the respective pits or what not. Since, they are not visible from front so I am ok for now. Do post more pics. Am eager to see how your kitchen comes up... Thank you, we are very happy with We requested the new light switch at our inspection, it wasn't a problem at all. We are at lockup stage now, have been for a few weeks. All painting, doors and all cabinetry is in. It looks so good, we are really happy with our choices and our upgrades which were the pantry fit outs, also adding a small spice cupboard along side oven and another small cupboard on other side for baking trays etc. We have soft close doors in the kitchen area but black handles for the pantry. This week the tiling starts, so more progress.. Not long to go now, we haven't been advised of exact date for PCI or handover yet but SS said September. We are thinking end of August early September. Hopefully sooner tho, wishful thinking. There is still a fair bit to go tho, we have been lucky not to have any delays so far or any real issues. Our SS has been really upfront and communicates well with us. Looking forward to seeing your progress. I will add some pics so far. The Cabinetry pictures were taken thru the windows, but will get some new ones when we can get inside the house again. Seems it should of went a across lower, doesn't seem like much room to park. It looks weird or is it just me...would you question it?
