Hi everyone, my girlfriend and I are building our first house in regional Victoria in a few months time and we are doing our colour selections next week. We are building with gj Gardner and they have a contract/agreement with Beaumont tiles to supply their tiles. We have looked at Beaumont tiles but don’t like many of their tiles and they are way out of our budget for the tiles we want. We have looked at national tiles and found tiles we are happy with that are in our budget (example- tile at national tiles is $25 a square metre and similar tile at Beaumont tiles is $112 a square metre. I’m wondering if anyone has had experience taking the tiles out of their build contract and getting their own tiles from another supplier and giving them to the tiler at the time of tiling? This is the only way I can see getting around the fact that gj Gardner have a contract with Beaumont tiles and want us to select from their range. Thanks for the help 🙂

We were in the same boat last year. Ours was Edenbrae and Di Lorenzo was very expensive for us. Di Lorenzo's selection was not satisfactory for us either. We ended up doing wet areas (compulsary) with Edenbrae and rest of the flooring outside.
When we did the wet areas, we asked them to do the wall tiles to full height though its expensive.

Thanks for the reply Nim, we are happy with the vinyl flooring we are choosing through gj Gardner for the rest of the house and we haven’t gotten as far as picking carpet yet, it’s just the tiles that are giving us a headache. Beaumont’s builders range of tiles that we can afford aren’t to our taste and any tiles we like at Beaumont’s are way out of our price range. Where as national tiles have tiles in our price range that we love. We are just hoping that it’s possible to take the tiles off the contract but still tile the wet areas with our own selected tiles from another supplier.

You need to ask GJ.
We're building with GJ Garnder on the Gold Coast and they were pretty flexible with most things. Some things they wouldn't allow us to supply (and I had to persuade them) however others it wasn't a problem. In the end, we decided to supply our own appliances and lights. We also took the carpet out of the contract and are doing it post handover (the carpet they supply is horrible, and the upgrade cost for a decent carpet is quite expensive). I'm sure they wouldn't have an issue with the tiles, but you'd need to confirm with them.

Thanks Nathan, it’s good to hear from another gj Gardner customer. We think that they may let us go with another tile supplier as they’ve been quite helpful and obliging so far, and gj Gardner in our area atleast, are known for great customer service and that’s why we chose to build with them. We’re waiting for a reply to our email to confirm if we can or not.

Hi guys, we got a reply from gj gardner. Basically we can get our own tiles from another supplier but our bathrooms/laundry wont have a warranty from the builder because we have chosen products they don't endorse/use. In the past they have had issues with owner supplied tiles and associated works. I understand where they`re coming from and we are going to try and pick tiles from Beaumont tiles so that our wet areas are still under warranty. wish us luck!

Hey guys, we picked our tiles. We ended up going with Beaumont tiles and getting the more expensive subway tile for the kitchen backsplash (this was 340 dollars more than our builder had allowed us) but we don’t mind paying that much extra because the look will be worth it. We have also chosen maximo white tiles for bathroom/laundry/toilet. So we haven’t got the tiles we originally wanted but we are still happy with our choices 🙂
