Browse Forums Building A New House 1 Sep 25, 2019 5:21 pm Hi Everyone, Im looking into building with SA Housing Centre as I like their plans but I have never build a house before and I havent had much luck finding our information about how much extra I would need to pay to build with them. For example if their house plan says from $130,000, how much would it cost me to add everything to it? ie Garage, Garage door, landscaping, fencing, fittings, lights almost everything to make it turn key ready. Also, what sort of things do I need to consider that arn't included in the initial plan that could add up? Any help would be most amazing I haven't yet gone out to see a consultant just wanted to sort of get my own idea first so I know what questions to ask them. Re: Building with SA Housing Centre 2Mar 09, 2020 12:06 am With Hinkinbotham/statesman/SA housing (they are all the same company) you need to add 60-100k to their base price to get a turnkey price. This includes everything in the "finished" house that you could just move into and do nothing more. Doesn't include exterior items like driveway/perimeter paving, landscaping, fencing, etc. Obviously if you upgrade more then that cost will go up. Things that will constitute that extra cost in top of the 130k base price you mention are footings, flooring, insulation upgrades, ceiling height upgrades (base price is for 2.4m ceilings only), aircon, downlights, and sometimes the cost of the garage/carport. Some of the plans include the robes in the bedrooms, some do not. They are just some of the costs. Others include higher doors to go with higher ceilings, upgraded facades (can cost tens of thousands for super nice ones), upgraded front door/bricks/render, etc. The list is endless. Hinkinbotham do not usually include the garage/carport in their base price but Statesman do more often (this info is in the price guide booklet you have anyway). Check that the price includes service connections - sometimes they do not and that can be thousands that you are lumped with later. Also be really careful when a builder gives you a estimate for footing costs - some will underquote by a lot. Others want to give you a realistic price so you aren't surprised later with an extra bill. I'm new to this too so it would be great if you could update us about your experiences as you go along. By the way we've gotten lots of quotes from different builders and they differ but a lot for pretty similar houses. I'm talking 50-100k difference for a turn key house. It's also really confusing because they all have different standard inclusions - eg. Some include eaves as standard, some do not.
