We are just getting started in the home building process... wow we are overwhelmed haha. We have an idea of what we want. Got a house design. We have been to the selections centre of hickinbotham, just to get an idea of what we like and don’t like etc. The painful thing is there is no indication of price for anything. Until you sign up and sign the contract... is there anywhere online we can look up prices for items such as sinks, tap wear, showers etc? Through hickinbotham?? We would just like to get some idea before signing up.

The builder will typically be making a lot of their money on the upgrades. Before you sign the contract, they will slim their margins to win you over, and then after, they can put fat profit on everything. That may be why they wont disclose too much of the stuff further into the planning.
Get the big stuff in before signing, as it will go up substantially afterwards.
If they absolutely wont give you a price beforehand, either get a budget of what you want to spend on upgrades and stick to it (that will make you prioritise what you really need), or get the closest thing you can find, and add 40% (should be close).
If you are going to prioritise things, you need to put the stuff you can't change later, e.g. insulation, in-wall cabling (this can be difficult but no impossible), etc. These things you can't upgrade [easily] later is where the value for money comes in. Everything else will just have massive markup on it.

If looking at a house with Hickinbotham or Statesman the salesman you are dealing with can definitely give you an idea of the cost of these upgrades. He or she has a copy of the same selections booklet you will be given after signing up with them.
We visited the selections centre to get an idea of what the basic inclusions would be, and then took photos of those fittings we would have liked to upgrade to.
We went back to the salesman and he gave us the costings.
I think you’re wise doing this so you can set a more realistic budget. If there are specific items you want the cost of, just PM me and I’ll check our booklet for you.😊

Thanks for the advice guys we will def look into these things!!
We managed to get a few of the costings we were after today, so we have a better idea of where we stand budget wise.
Still a long way to go yet, so any advice/tips people can give us would be greatly appreciated 😊

Biggest tip I can offer is to have a contingency of $30-$50k set aside for additional footings cost, depending on the size and location of the house you are hoping to build.
After originally being estimated at $38k (which the salesman said was an over estimation and more likely to be around $30k), our footings came in at $46k. It was a bit of a shock to say the least as we built on a flat block of land. 😕
