Browse Forums Building A New House 1 Mar 04, 2020 11:19 am Hi all, Just wondering what your thoughts are about building a timber frame house on a block that has previously had termites on it (eaten out some of our old shed frame and fence posts). We are doing a knock down rebuild and just aren't sure whether to go with steel because of these concerns. How effective are the current termite treatments to protect our future home? Which are the best treatments? If we went with timber frame is it worth upgrading to treated timber? Is this an effective deterrent? Or do we also need to get the house sprayed frequently (I'm not a fan of chemicals, but still less a fan of termites)? Are the bait systems any good? Or are these ongoing treatments so expensive over 10-15 years maybe we should just pay a little extra for steel? Thanks for your help. I was just really put off by a building salesperson who dismissed my concerns about the termites and interest in termimesh, saying that "almost everyone builds with timber, spray is enough, don't need termimesh." I guess that company doesn't like termimesh but my termite concern is valid and I would prefer not to have to spray regularly. I'm not sure how long it will stay dormant and when to do treatment again. Thanks Physical barriers put in place are the most affordable solutions to avoid termite damage. Having a subfloor with good access and the right protection put in place is easy to manage. A slab on ground with the slab edge exposed plus a kordon barrier around the perimeter is another standard way of construction that works quiet well. Once you start introducing paved areas around the home against the slab, raised garden beds, poor access into subfloors that is when you will start looking into treatments which can be costly and need to be undertaken as required by the product used. However, the efficiency of your physical barrier is greatly dependent on the materials you use. We usually recommends stainless steel mesh and treated timbers to our customers.
