Browse Forums Building A New House 1 Mar 03, 2020 8:55 am Hi we are starting our journey of building our PPOR in Sydney Norwest. We are getting tender from a project builder. When all goes well and we sign contract with builder, we’ll apply for our pre-approved loan to get it conditional approval/ unconditional approval. We want driveway, landscaping, pool and floor laminate tiling done outside not by the builder. How organise these quotes now and get them Included in the bank loan? My worry is the time frame. If I get quotes for these items and include them in loan process now, sat building is delayed due to council delays and various reasons, build take 12-18 months or so, will these landscape driveway and pool quotes be valid for that long time? What if bank approves all quotes now, then after 2 years when its time for driveway landscaping and pool, those companies are busy or demolished, or bankrupt or charging extra as the quotes expire, what do people go about solving this? If at the end of the build, i need to use different pool/landscape/driveway company to finish my job, not the original company who’s quotes were supplied to bank, would bank pay the different company for the same job (obviously same amount of money from the original quote, we’ll have to pay gap out of pocket as I understand). I hope my questions make sense. Anyone who had these works done outside and got bank to fund them, please share your experiences. All other items just speak to a local tradesperson and tell them the brief that you need it for the bank. Tell them to ensure its healthy budget and get them to flick you a quote for the works. That should not be a problem. Realise this is a few months old but that's not how it works. It really depends on the loan, what's being done to the property, how much borrowing equity is in the property & more. If equity isn't an issue then sure, but otherwise banks require a fixed price contract for major home constructions in most cases especially where lending ratio is high. Thanks very much!
