Thank you so much for reading in advance, I really appreciate how people here support each-other with their experiences and I hope to give back before, during & after my build. I've made the decision to build my first home, currently renting right now. Unfortunately, I have 0 idea where to start. I'm quite overwhelmed with the options to be honest but I have plenty of ideas about what I do and don't want included. Through my own business, I already have a close relationship with the bank manager and finance should be no problem at all. Our budget is around $600,000 (House & Land). Though, as I am sure everyone plans, I want to come in under this amount. As a side note, I'm also eligible for the first home owners grant. The land we're looking at is 4400m2 (just over 1 acre) with a 45m street frontage. I'm not too concerned about the land purchase, that process should be pretty straight forward. The block has town water, sewage & NBN. There should be approximately $280,000-ish renaming after the land purchase. I guess my questions mainly pertain to the building process; 1) I notice a lot of the builders include appliances like a cook top and oven in the building packages... Do you get to choose these? (Maybe people aren't this picky?) We're aiming for a fairly connected home so most of our appliances we are buying in-preparation for the build are "smart". I'd like a Bosch pyrolytic oven and induction cook top of specific model. Can we buy and supply these? or will the builder buy the model you request for an extra cost? 2) Ducted AC, again can we pick a model? or are we restricted to the model chosen by the builder. 3) Does anyone even bother with Ducted Vac any more? or is that a 2000's thing? 4) Solar Panels / Battery. This is out of our budget initially (I think), but the pre-wire would be good, is this something we can approach the builder about? 5) Will we get choices on smart light switches or can we provide them? I'm sorry if these seem like small / insignificant questions, but they're important to me and will contribute to what will make our home feel like home. I have more questions, but let's start here. I feel guiltily for taking from this community without being able to give back yet. Our builder had listed in the package the selected brand and type of appliances we would be getting. This is usually stated in the Addenda which I have included a small picture of what ours looks like. I'm sure you can ask to exclude things that are included if you want something else and the builder will give you a credit to use towards something else you might want to upgrade, this would apply to AC as well I would assume. I'm unsure about the solar so won't make any comments on that. Induction cooktop model XYZ supplied by owner installed by builder. You just need to supply them with model details prior to start so they can make cabinets to suit. As far as solar goes I will do that after completion as it is no big deal.
