We are thinking of going with Henley Palace 41. I was wondering how much are they charging for prewiring for CCTV and theater? I am still in the quote stage. It helps me to budget to fit within for grant. We have done CCTV and pre wired speaker and cost $975 for 4 cameras and $197 for 2 speakers. Do anyone have any idea on average valuation from bank these days. I am weary of shortfalls as I have already encountered one in the land settlement. They value both land and construction together. Re: Sahara 40 66Jul 30, 2020 6:58 am Guys do you mind letting me know the site costs with the fall on your land (on your engineering drawing see the FS value at the rear and front, the difference is the fall). We have 1.8m as per the drawings, but actually I see less than 500mm fall, since the land is titled I went there myself and walked over, literally I can not feel or see the fall. Another build who visited the site for photos on fixed site costs gave us 20k. So I am assuming the drawings might be wrong, later developer might have filled with the soil. As the site costs are usually more with Henley in the past for raft slab, since now they are giving waffle pod it should be same like all other builders. They need 6 weeks to come back on that. I am trying to estimate it. Hi Mahesh, Hope your build is going well. I'm very early on in the process of a KDR in SE suburbs melbourne. I've started looking at a few builders and have mainly narrowed it down to Henley, Metricon and Carlisle. I want to add a shower to a ground floor powder room and also to change a downstair study to a guest room regardless of which builder I chose. I was wondering if you could tell me how much henley charged you for these changes if you don't mind. Some may have to change the plumbing point if there is a one near by. Henley quote me around 2 grand where as Carlisle quote me 4.5 grand on one plan and in another 6 grand. I would say Henley is reasonably good in the change costs. Builders do run parallel jobs on the same site when the tradies are free. But now they have lots of houses going around so, my guess is they don't push the dates and not much impact. Also the more time the building takes builders have to pay more insurance and can't take the liability. They take few jobs at a time, before they start another one they have to finish the existing jobs to get a space. I agree to you, but my site supervisor advice me that delay can expect from third party companies as they got restrictions on number of jobs per week undertakes. He advice me to expect one month delay in work carried out from now onwards. God know what going to happen. Anyone else in the same situation? Just got the tender doc, site costs it's nearly $70K!!! Stormwater items nearly $10K, traffic management almost $18K! We chose Henley as we are fond of the floorplan and inclusions. Could you tell us a bit more about your site? Level sitting? Slope? Does it requires a retaining wall. Soil classification. Perhaps you can see this in the quote item. More importantly is it level "P"? Which means they have to run the piers in the slab. Do you have a pool? |
