Did you have to negotiate hard to have your independent private inspector or Henley aren’t bothered with that? Also, did you have pre pour inspection? Hence quite a few obvious sounding queries. 1. My sales quote doesn’t say anything in details about roof insulation. What is your like? Do I need to talk to sales consultant or my contract administrator? 2. How much additional they charged you for six star energy rating and what changes were made to obtain it? 3. Did you make changes to ducted heating system? Do you think standard inclusion is enough? 4. Are you doing blinds, fly screen, driveways, perimeter concrete, landscaping etc with Henley or doing it post handover? 5. Which roof did you choose colorbond or tiles? To be honest this is also my first home.But I can share my experience anyway 😊 You will get insulation information after siting finished I guess .I didn’t worry about insulation as I haven’t seen any issue in terms of insulation from HENLY. Henly is giving 6 star energy for no additional cost ,but structural changes may effect your energy rating . They asses it later on charge you additional cost . We chose Colorbond .No price difference. It’s up to you . We upgraded front door to mid range door (2040x 1020) , if you can go for 2340 x 1200 that would be great . But it would be more costly . Your building a house worth more then $500 k, as you don't have to spend money inside the house would be worth spending some on exterior. Upgraded Facades will add to your value of the house and make your statement, also gives good impression. |
