Browse Forums Building A New House 1 Feb 17, 2020 9:15 pm Hi, We just had our tender presentation with Rawson homes and one of the items that I want to challenge in the tender is regarding the SOEE. The entry in the tender is: - Provide Statement of Environmental Effects (SOEE) - $1,320 We are building in Colebee, NSW under Blacktown council with our lot only having 12m frontage. When I asked the presenter what this was for, she mentioned that it is for the non-compliance of our garage width being only 5.4m which is below the minimum 5.6m for a double garage. She said that this is for a town planner to explain to council why this is non-compliant. I tried to do my research and could not find any rules in the DCP regarding the minimum width for garage. I compared against my uncle's tender/contract with another builder and could not find something similar and he has only 5.3m for his garage width in Colebee also. Has anyone encountered the same thing and is this really required? I searched that the SOEE is required for each DA application but I couldn't find elsewhere people getting charged for it. Every council would have different rules. $1320 sounds a bit steep though, our draftsmen did ours as part of our DA application, it’s not a very complicated document. All they have to do regarding your garage is merely update the existing or already prepared one. To charge you $1,320 for this is pretty steep.
