We just received our contract for our build, and due to the acoustic report our block got, 2 rooms will need upgraded window glazing and therefore either air-conditioning or mechanical ventilation. Our builder doesn't deal with mechanical ventilation therefore has added ducted air-conditioning to our contract.
Ducted is of course a lot of money. Does this sound right? Can it be separate head units?

Not sure I understand your question, are you saying you builder has added ducted air conditioning because of the acoustic requirements of your block? That really doesn't make sense.
Under the QDC MP4.4 (Queensland Development Code) for building in a transport corridor it lists the requirements to comply and gain approval. The components of the building that will need consideration are Glazing, External Walls, Roofs. Floors & External Doors (to habitable rooms only (ie, Bedooms, Living areas & kitchen). Nowhere does it mention the need for a/c requirements.
Typically the windows will require acoustic seals and thicker glazing depending on the noise category.

Yes I am in QLD and it will be a double storey build. Waiting on a costing now. Won't be signing anything until I know exactly how much this will cost.
