We did some builder shopping, and settled on the Henley Ashbury 29. We received our quote last week, and site costs were......... $1700!!! We put a deposit down. We're ecstatic, but I'm worried about how it works. Can fixed site costs go up? Looking for advice and experiences please. Thank you! Re: Fixed site costs 2Feb 16, 2020 5:19 pm I guess it depends on what the quote was for. It might be for a certain slab type and soil condition, ie :their standard slab/soil condition. If they find the soil is different or there are buried rocks or it needs a differently engineered slab the costs will be different. Also are there any provisional costs or anything like that? Or is it conditional on a site survey? So.. fixed site costs are fixed, but there are plenty of conditions that cover the builder in case of extra work needed on site, so you might end up spending more in site costs. Just wondering if you have signed build contracts yet with Henley? Curious to see if your site cost went up from initial deposit? Did they add any extra charges? We just obtained a fixed site cost on quote from them and it does sound unusually low! Includes rock removals and slab upgrades too! But it has a small print note that it was based on level 1 compaction report by developer and survey of land matching engineering plan submitted at time of fixed site cost application. Carlisle, Henley, Urbanedge and SJD. Out of all these, only SJD site cost was reasonable. Rest gave very generalized site cost, which with further back and forth questioning with one of the Builder, it came out that they cannot give you fixed site cost until they do designing and soil test n all. N to do that you have to give deposit. So if quote you got,$17000( you post mention $1700 only), then its round about right. If there is no big fall on your plot then expect to have less than this amount. So initially they all give higher site cost, to avoid any future surprises. All builder i contacted they mention smiths lane plots looks good and doesn't require as much filling, but you never know what comes out when they start digging and leveling. I am not sure whether Perth has its own way of doing things in regards to this.
