Browse Forums Building A New House 1 Feb 12, 2020 12:04 pm Hi all We're going to hopefully start building our new house (29 Square on a 448m2 block) in Jubilee Wyndham Vale in the next 12 months. Wifey and I are trying to decide between 3 or 4 bedrooms. I would prefer 3 bedroom and 3 bathroom (all ensuites). With the extra space from that 4th bedroom to be distributed mostly to grand living, additional bathroom and walk in robes. Volume builders won't do this so most likely, we will end up with a custom builder. My brain tells me that for resale value we should have 4 but we're building this house for us to live in for the next decade at least. Plus, we'll be building in a new estate that is already full of standard 4 bedders.. We are a young couple with no children right now and plan to have one child in the future. We rarely have people over to stay. So the house would still be the same size as a 4 bedder, just with 3 larger rooms and 3 bathroom. So my main concern is: 1) Will the bank's valuation be much lower for a 3 bedroom 3 bathroom house rather than a 4 bedroom 2 bathroom house? Can someone make an educated guess on the difference? - DON'T NEED LAST MINUTE LOAN ISSUES 2) Will the future resale value be greatly hampered? Will a custom build offset this slightly? What do you think? Like u, we were worried of area/ future valuation , lots of intergeneration families here, and not too sure will be forever home. We ended up with 4 bed (2 masters) with clever design, a future allowance for a 5th bedroom, will be used as a parents retreat atm.
