Our pool is also part of the same house contract and we only have a concrete shell at the moment. Our builder has said we’ll have practical completion of house next week and the remaining pool work will be done later. Will this be considered to be practically completed even though pool work which is part of contract won’t be completed? There is a fair amount of money still left to take a pool from the shell to completion as I am sure you are aware so make sure there is enough money left over ( $30-40k at least) to cover yourself. Thanks for clarifying. Apologies as I forgot to confirm what state you are in. I am not sure how it works outside of NSW but here there is no way you can get final OC for your house without the pool finished. The builder may have a friendly certifier who will let you live in the house with temp fence around the pool shell, but these guys are getting harder and harder to find by the day. If you are doing beadcrete or pebblecrete as the finish there is a bit of a shortage of these trades at the moment. if you are tiling, there are heaps of these guys around. Typically pool tiling for an 8x4m will cost you around $20-25,000, we pay around $10-12000 for all the pool equipment and commissioning, then you have coping and fencing etc which is why I was saying to hold back some money.
