I’m a new poster here. We are at the beginning of our build journey after searching for land for a very long time, we have finally found our little five acres! We have a creek line that runs through that splits the block that runs parallel to the road. The creek is to the east. Not the north facing “view” I initially dreamed off but certainly one that’s worth compromising for.
Now our budget isn’t crash hot (site works is a biggy out here!) and we will be building with a project builder (we have selected the builder already) but as with most, the floor plans don’t scream “solar passive” and they style of acreage homes (homestead, wide frontage, wrap around verandahs) don’t lend themselves to being solar friendly either. I’ve been listening to undercover architect and have scoured the yourhome website now for months but I’m struggling to come up with a plan that is practical, that serves us as a young couple with potential children (also potentially none ever) that like to entertain.
I initially wanted a narrow long floor plan (think 12.5m frontage plans) but now I’m thinking we need to go for a more square plan. Obviously using a project builder we have access to a draught person and to be able to have our plans drawn up as part of our contract but I’m wondering if there is someone who would offer the service or working out the right floor plan for me - like a basic layout that we can use as the base for our planning sessions with the builder? I know I’m describing an architect but our budget just doesn’t extend that far and my knowledge isn’t great and I can’t articulate it into a plan that flows! If anyone has recommendations for someone in the Perth region, I’d love to hear them!
I’d also like to hear from anyone that has paid attention to these solar angles and tell me what locations you love! And what you don’t.
So far I’m thinking:
- living in north east
- alfresco along east (that’s our view)
- kitchen to link to alfresco (having huge issues with this and entry location)
- garage seperate from house to west
- main bedroom on eastern corner
- minor bedrooms on SW end
- study/nursery near main bedroom
- theatre/activity room thrown in there somewhere
- entry to be west side

We are building in a rural town in SA on a block with east facing views. We chose a design to meet our needs (we are downsizing) but flexible in the use of bedrooms, ie we are using bedroom 3 as a Media Room with a study nook built in to the alcove and a modular sofa with chaise which converts to a double sofa bed for guests.
The garage is on the western side of the house so not blocking our views and provides easy vehicular access from our 35m long driveway.
