Early stages trying to figure it all out and get all our information and ducks in a row. I'm just after people's experiences in terms of pricing (mostly looking at Adenbrook homes, Coral homes and Perry homes) if anyone can give feedback re base price and how much extra on top of that you paid, who had the best offers for value for money etc etc. We're wary of extra costs added on too that are going to sting us because we have a budget to stick to thanks Re: Basic cost prices 3Jan 29, 2020 1:52 pm Yeah pretty much agree with Brickface - +25% of base. It all depends on what you want and when you want it. We are building with Coral (in Qld). Our base price is around the 210K mark. We have just completed all the variation/selection appointments for lighting, tiles and colours and final extra cost for all has come to a nudge under $40k. Mind you - this does include a number of things that can be easily done after handover including security screens and doors, window dressings (shutters, blinds and drapes) and tiled patio but we factored in time, cost and competitors and it was worth getting it all done by Coral. If you take those out then you would halve the extras and face putting it off for the next three years due to other conflicting priorities. If you aren't sure, get them to add a decent amount for extras allowance into the tender that your bank will finance. We are paying for our extras outside of the approved loan from the bank. They allowed $5500 for electrical - we spent another $4500. Whatever the tiling allowance was - we added $4000 but that included the 30m2 patio... And the choices selections - almost $30k extra BUT - as I said we added a hell of a lot that wasn't entirely necessary into the variation. You may know tradies or suppliers that can give you a good deal on screens, curtains, tiling etc and save money there. For us it will be my landscaping and fencing and external that will save us money. Re: Basic cost prices 4Mar 02, 2020 11:29 am My Partner and I are building the Noosa 23MK11 with a base of $175K ish, we have just finalised everything and we are just over $220k. Our Hamptons Facade is $9K so that is avoidable however we did not like the standard range of tiles etc. Just make sure you put an allowance on your tender before the appointments as we're having to pay extra out of our own money for things we upgraded as it was our first bu,d and we were pretty clueless on the process. And remember near enough EVERYTHING costs extra so be prepared!!
