Building A New House

This is my first post here I'm currently in the process of settling land in the Western Suburbs of Melbourne. I've been quoting around from builder to builder to build my first home. I'm looking for a moderately sized home at least 20-22sq in size. I do not want to spend more than 210K-220 for my first home and I'm trying to see what I can realistically get for my money. But I'm so confused with all the promos the builders are throwing at me. Most of the volume builders I've received quotes from
are only about 2-5K apart in terms of costs once you add all the inclusions and promos you want.
They have all told me to not look at anything bigger than there 18-20sq floor plans as it is the most I can afford for my budget. Most of they're quotes have landed in the 220-225k mark.
I've also recently started to approach a few smaller private builders and they're quotes for a complete 20sq home have been around 215-220. But with a higher level of inclusions and flexibility in terms of using my own trades people for certain works such as additional data cabling which is a plus for me.
If anyone here has any tips on how best to compare costs between builders that would be amazing.
