Browse Forums Building A New House 1 Jan 16, 2020 2:45 pm Hi All, New to this Forum. Heard a lot of positives about this place where noobs like me can get help when trying to build a own house. We initially went with Carlisle and paid 2k, but they doubled the Site Cost and I negged the contract. We started from Zero again and have nailed down on Hoffman 39 from Porter Davis with Bronte facade. My learning so far is they are same as Carlisle, lot of hidden costs and inflated prices. I recently found out that the standard Eaves is only at the front of the facade and not across the house. Is there a mandatory requirement to get it across the house ? I am planning to continue to use this thread for further questions. My Block is in Wollert. I got Fixed Site Costs from differnt builders: 1. Carlisle - 45K 2. Henley - 48K 3. Porter - 35K 4. Simonds - 30K (not Fixed) I was told Wollert has a lot of rocks hence the cost is high plus my block has 1m fall. Reason I chose PD is other builders started adding items to Site Cost even though they said its Fixed at the Start. Contracts appointment is last week of Feb. Went ahead with Bronte Facade. Re: Porter Davis Hoffman 39 - New Build 6Jun 20, 2020 11:20 am Hi guys, We are building the Hoffman 39 in the SE suburbs, we ended up with similar site costs (30k-ish) We have our WoS appointment in a few weeks (we went in recently for a quick starter to the process). Are you guys able to tell me what upgrades you did to things like kitchen, bathrooms, electrical (additional downlights, switches, powerpoints, etc) and pre-cabling for things like security, data points, etc. Also, what flooring did you go with and how much did you spend on it? We are considering doing ours after handover as the initial pricing we got for upgrades past cat 1 flooring seemed extremely high (we renovated our current home recently what would have be classed as cat 4/5 flooring/carpet less psm (by around 30-40%) than what they charge for the upgrade cost. Three options 1 Ask the liquidator 2 Find another PD customer and ask the source of their report 3 Pay for new report 3 12334 Thank you so much everyone. This all makes a lot of sense.
