Browse Forums Building A New House 1 Sep 26, 2008 9:43 am hi peoples
Dw and i are looking at building with EB and was after some thoughts on their package home v basic home .. Going by what i have read on here even if you do the package we will end up upgrading everything anyway , to me i might as well buy the basic home and do all the rest ourselves .. Anybody on here built a basic house with EB lately .. The house we are looking at is the Trenton 25 , with the 2 square for$2000 promo and the lifestyle plus promo $2500 .. Basic price is $149,900 with package being $191,800 with some of the stuff in the package also in the plus promo . And seeing as we are looking to build in an estate with recycled water the basix wont be much , i just don't see the $42,000 difference ... Any thoughts people .. Re: looking at building with EB basic or package ? 2Sep 26, 2008 1:16 pm We went with the package, as do most people who build with EB. I think if you properly itemise everything the value is there. For the basix you can get a rebate if your in a recycled water area apparently.
If you go with the package dont even bother deducting anything. We wanted to do the tiling ourselves but they were only going to give us a $1800 credit where it would cost then $4000 to have it done. Re: looking at building with EB basic or package ? 3Sep 26, 2008 3:32 pm doesn't the package also include site costs, carpet and tile floor coverings?
Just ask on here about site costs - anywhere between $10-50k After 4 years - we're in! Re: looking at building with EB basic or package ? 4Sep 26, 2008 4:09 pm stonecutter1309 doesn't the package also include site costs, carpet and tile floor coverings? Their package includes... Site costs & connections (M class slab) • Paved driveway and path to entry • Ceramic tiles to entry, kitchen, family & meals • Carpet to balance of home • Insulation to walls & ceiling • Alarm system • Auto garage door opener • Plain concrete to alfresco • Standard BASIX package Re: looking at building with EB basic or package ? 5Sep 26, 2008 4:57 pm stonecutter1309 doesn't the package also include site costs, carpet and tile floor coverings? Just ask on here about site costs - anywhere between $10-50k Our land is flat as a pancake , so site costs will be standard i suppose . Though have been told we will need a m slab for sure . Re: looking at building with EB basic or package ? 6Sep 26, 2008 5:10 pm Even if the site is flat your costs/connections will still be around 20k.
As a rule of thumb when your building a project home you take the base cost and add 100k to finish the home. So in your case 150k + 100k = 250k to build/landscape. Also sarking is in the package along with the flat profile tiles that we do want .. I hate paved driveways , so there's an upgrade.. Insulation is include on the plus pack , that im already getting .. The alarm will probably only have 2-3 sensors and a basic keypad ,2nd upgrade.. I think they use b&d auto openers ,, i like merlins wich i have never had problem with .. We plan on decking the alfresco anyway so ?.. ah well , we are going to see the sales rep tomorrow . Will have a better understanding then i suppose .. Re: looking at building with EB basic or package ? 9Sep 28, 2008 8:01 am da68za Ah well , after all that we just went with the packaged home ... If we are not happy with what they have will get a credit and do what we want ... Yep, that's what we did & have had the driveway & carpetting credited becasue we hate pavers & their carpet selections.
