Hope you all had a great Christmas and up and coming New Year. My Fiancé and I have completed the administration process our of build. And we are now into the construction stage. Below are our plans, we are building on a 475m Block in Aveley – Paris Luxury Design 15m x 30m So excited, can't wait! We upgraded a few things in our contract prior to prestart: - Garage 28c Ceiling & Manual roller door enter into backyard $3,671 - Nib wall, recess & 10w downlight for a make-up area in the WIR for Master Bedroom - $113 - Double Shower, Hobless to Master Ensuite & Tiled Recess in Shower - $1,916 - Bigger front Door - $948 - Basin, Mirror & Towel Ring for Powder Room - $945 Things upgraded at prestart: - As we had already upgraded our shower for our Master Ensuite it was only $18 to upgrade the other shower to hobless. - 1000 mm high Tiling in lieu of skirting where bathroom cabinet & shower would meet $31 - Laundry the tile size are the standard 300x300 tiles where as our Scullery and Kitchen and remaining house are 450x450 so we upgraded to flow through $56 - Relocate manhole to Garage $30 - We deleted our Master Bedroom WIR's Shelf & Rail as we are getting custom made after handover (credit -$362) - Relocate Bath spout & mixer from centre to be at the foot of the Bath (no charge) - Additional paving at Garage side to meet with Alfresco $1,456 - Double rebate door frame in lieu of single rebate $60 - Electric lockable meter box with viewing panel $107 - Translucent glass to front door glass panels instead of clear glass $80 - Deleted dish soap in bathroom (credit -$30) and added a Glass shelf $45 - Bigger front door handle w/lock $363 - Dual combo shower head for both showers $820 - 5x Integrated tile floor waste hole $354 - Relocated a lock from Master Ensuite toilet to the Master Door entrance (no charge) - We added heaps of extra downlights, dimmers, bayonets to the front and back of the home, extra TV points and conduits All our electrical came to $4,028 - Outdoor fan to alfresco $728 and delete downlight (credit -$146) - Fan in the family lounge area $328 - Delete window treatments as I want to add my own curtains after hand over (did not like the range! credit -$1,836) We also got a credit for a siteworks as they were over estimated (credit -$1,259) Our prestart invoice was $1,925, hope this helps! sorry for the huge story All the best for your prestart!! Really given us a much better idea of what things will be costing us... we’re mostly concerned about our electrical but we will find out I guess I’ve heard they over estimate site works a lot so hopefully that happens with us and we’ll have a bit to spend at pre start. No officially but the average time frame for a single storey HGWA build is 5 months from slab to keys. My brother used to work for them, and he thinks we should be looking good for May. My sister has also built with them but hers took longer. Hers was being build right through winter so that makes sense why as winter delays things with bad weather. Or its just the normal home & contents insurance is taken out from day 1 that one will continue once moved in? Any plans to use someone like 'Solaray' to install some solar panels on the roof (with enphase microinverters) and install a Tesla PowerWall2 battery in the garage? Thanks for that TaylorAshlee! I knew they took out Insurance, but was not sure who was the Insurance provider. I definitely plan on having solar installed in the future, just gotta save again after move in My first priority is to get landscaping to my back garden. We have front landscaping included in our land contract, with dogs I really don't want sand hanging around for long LOL. As the timestamps on my photo compared against each other, the one from Wednesday the sand had not been leveled.
