Browse Forums Building A New House 1 Aug 15, 2016 9:15 pm Hi all I am new here. My wife and I are currently looking to build wentworth 33 with Clarendon and trying to decide whether we need an upgraded facade. On Clarendon's website there isn't any photo of what the included traditional facade would look like. Has anyone built with Clarendon with traditional facade that is included in the building price? Do they look good? Thank you Re: Anyone building with wentworth 33 with Clarendon? 2Aug 19, 2016 1:35 pm Hi Tim, the traditional facade is pretty ugly and plain in my opinion. They only have a line drawing of it as far as I am aware and they didn't have any built locally with the facade for us to look at, but looking at the drawing was enough! We went the prescott facade which was the cheapest upgrade as such. Re: Anyone building with wentworth 33 with Clarendon? 3Mar 10, 2017 6:01 pm Hey guys. Did either of you end up building the Wentworth? We've decided to go with the Wentworth 35 and have just had our tender presentation. Hopefully once all the plans and approvals are done, we should be building around May. Be very keen to chat with other people who have gone with a similar design and hear their thoughts and what they upgraded. Re: Anyone building with wentworth 33 with Clarendon? 4Mar 11, 2017 10:25 am Hello BrisBuild! We are just about to sign with Clarendon to build a modified Wentworth 35 in the Brisbane north area. We have 'flipped' some of the downstairs space [family, meals, kitchen] upstairs to cater for the city views that are possible from a two-storey design on our block. Hope yours goes splendidly! Look forward to the shared discussion! My thread can be found here - I hope! https://forum.homeone.com.au/viewtopic.php?f=1&t=89313 Re: Anyone building with wentworth 33 with Clarendon? 6Mar 12, 2017 8:28 am Wow I'm so jealous of your city views. Which suburb are you building in? We're on the Southside in Underwood. The Wentworth really is a versatile design, it never occurred to me to move the kitchen/living and family rooms upstairs. I'd love to see your plans when you've got them. We loved how many of the display homes have massive doors leading out to the alfresco so decided to add these in to our design. As you can see on the plans this threw out the alignment with the alfresco. We've since moved the alfresco across and added 1m either side to overlap the doors. We only have 2 kids, so didn't see the need for 5 bedrooms upstairs so decided to convert the nursery into a big walk in robe, and extend the ensuite to include double shower and vanity. Re: Anyone building with wentworth 33 with Clarendon? 7Mar 12, 2017 8:33 am One of the biggest changes we made, was to extend the length of the house by 0.8m primarily to add some extra width to the kitchen and to make the master suite more square in shape. We also wanted bedroom 2 to be more equal in size to the bedroom at the front of the house so both kids have a big room. We took some space from the master bedroom, and are turning it into a large wardrobe for bedroom 2. Bedroom 2s current wardrobe will become the middle bedrooms wardrobe, with that bedrooms robe now facing out towards the rumpus as a 2nd linen cupboard. (Sure this paragraph makes no sense.) Downstairs we've also moved the family room wall down 0.4m into the theatre, and extended the theatre 1m into the formal lounge. No idea yet what we will use the formal lounge for as yet. Re: Anyone building with wentworth 33 with Clarendon? 8Mar 26, 2017 9:59 am Sorry BrisBuild for taking so long to reply. Things have been a bit hectic! Currently we're waiting on the tender to be made ready. Although we have a few changes to make still. We are building in Griffin but not in an estate. It's a block that was held privately by a family that owned lots of land in the area and obviously made their fortune that way! It's a bit bigger than average for the area at 752sqm with a 34m frontage. We have built once before and swore we would never do it again - but one should never say never right! We've made some similar changes to you. We've actually removed the theatre wall to create a large rumpus area and extended it 2m in width that leads out on to the alfresco area. We needed to fill my husband's pool table in! We've also extended the ensuite and WIR as it is now downstairs and we had room. I can't quite figure out how to post pics here but as soon as I do, I'll post a pick of the rough plan of the house. It's easier to see the changes there than writing them. Other bits: we added a shower to the downstairs powder room and large windows to the upstairs living and kitchen [for view purposes!]. Can I ask how long did it take you to move from tender to commencement? We also love the alfresco areas in this design but we've moved ours to the left side of the house because of flipping the two areas which fits well with the size of our block also. Anyhoot, best wishes for your build at Underwood. Hope all is going smoothly. My thread can be found here - I hope! https://forum.homeone.com.au/viewtopic.php?f=1&t=89313 Re: Anyone building with wentworth 33 with Clarendon? 9Mar 27, 2017 1:53 pm Sounds awesome. We've actually been messed about a bit by Clarendon. We had our tender presentation, but decided to make a few changes (admittedly they were fairly significant eg shower to powder room downstairs, as well as extend house by 0.8m in length). Because of this, head office wanted to redo the tender, even though we'd paid the $1000 at our initial tender. Our 2nd tender is actually due back tomorrow - Even though we got messed around I'm super excited because the 2nd tender should include all of our revised changes, so will actually get to see what it will look like, at least on paper anyway. Not entirely sure when we will start our build. Once new tender is accepted, I believe it takes Clarendon 5-6 weeks to do the contract and plans, and then another 5-6 weeks for council approval. After that we should be good to build. I'm hoping we'll start building in June or July at the latest. It's frustrating watching others in our street building and knowing we're still so far away from even starting. I'm crossing my fingers we're in for Christmas. Will upload new plans tomorrow ? Re: Anyone building with wentworth 33 with Clarendon? 10Mar 30, 2017 7:22 pm Attached the updated plans that we got back Thursday Joggles. Still a few things that need fixing, but it's all starting to come together.
Seems that as soon as you change something, it throws something else out. By raising the downstairs ceiling to 2.75m they've had to add in 2 extra stairs which has then in turn made the rumpus 30cm narrower (even though we extended the length of the house by 80cm). Any progress on your build? Hope you're managing to stay dry through this crazy weather. Re: Anyone building with wentworth 33 with Clarendon? 11Apr 02, 2017 2:34 pm Hi BrisBuild, Great to see your plans! Looking great! That is one serious WIR. We are still waiting on our tender appointment but we did hear from our Sales Consultant that the powers that be wanted another $1300 [in addition to the $1000 already in the estimate - sound familiar?] for 'swapping' our kitchen, family etc upstairs and master bedroom downstairs. He said they claimed it would take two extra days to redraw the plans. I'm skeptical but we gave them the go ahead because we've invested so much time in getting our plan 'right' for us. Anyhoot, we hope to hear about the tender this coming week. I'll keep you posted as we progress. Can you tell me how you uploaded your pics? When I click on the 'insert an image' - it only comes up with insert a url?? Weather-wise it was definitely a crazy week! Hope all your folk were safe and well during it all. cheers, Joggles My thread can be found here - I hope! https://forum.homeone.com.au/viewtopic.php?f=1&t=89313 Re: Anyone building with wentworth 33 with Clarendon? 12Apr 04, 2017 9:53 am To add a picture, begin a reply and at the top of the screen you should see a Camera. Click on that and then click the option 'Photo Library', from there you can choose a picture to add. Not surprised by Clarendon wanting more money. They certainly don't miss you, although it's important to get your plans right early on. At our Re-tender we were cautioned about making many more changes or we'd need a re re tender. Unfortunately for us, by raising the ceiling to 2.75 downstairs we required an additional step to be added to the staircase. This in turn pushed the rumpus forward reducing the width of the room by 30cm. Didn't want to do that, so took out the higher ceilings in favour of the larger rumpus. Re: Anyone building with wentworth 33 with Clarendon? 13Apr 04, 2017 9:59 am We used the savings from the high ceilings to put in wooden stairs - should wear a lot better than carpet over the years. Also added in a gas point behind the family room wall for a future fireplace. We saw the gas fireplaces at the home show lately, and couldn't help ourselves. Actually had a pleasant surprise lately. Got some quotes for security screens (crimesafe style). Came back around $11-13k). Was expecting closer to $20k. The large stacker doors we've got on the back are $4000 by themselves, so not sure if we'll get them done. But the idea of getting the house screened up (excluding back door) for around $7k was a lot less than I expected. Look forward to seeing your plans. The ground one is 2.75m and first one is 2.6 . Both 'quote is about $7,000. What do you think? And I would like to have the glass stair case. Do you think it's ok to have glass stair case? but it is a bit expensive as well . the stair balustrades? There is nothing special about these and I imagine literally every stair installer will be able to do this. 1 6974 The two 15mm holes are obviously not compliant. The Dept of Fair Trading would love to see this one! Do the gutters pool water after it stops raining? Although it's… 4 8104 Wish you all the best.
