Our contract is due the 14-15th October, We've had an issue with 'relaxation' with the roofing or something so we've had to follow the Newport plan which is 80mm smaller or something but we're fine with loosing that as were credited $1,000 back. We also extended the dining room to sit flush with the family and lounge room. We made small adjustments, the master sliding door has been replaced with a big window, we've changed around a few windows and the study at the front is a 4th bedroom. We selected the bigger electric cook top for $999, 2500 high ceilings for $999 and the 'designer luxury bundle' for $2,500. I will upload the plan (due to change) and facade we have selected. I think you did the right thing to eliminate that wall articulation and run the dining flush along the external wall with the lounge etc. I from our own build (close to handover) and talking to the trades, particularly the chippies they really dislike these types of wall 'articulations'. They tend to over-complicate the roof trusses, create external frame voids that are difficult to insulation, brickies also charge more for each 'articulation' etc. They are also less energy efficient in the sense they slightly increase the exterior wall lengths. We got rid of one in our own build, and arguably should have also removed a 2nd one on our ensuite somehow. Anyhow I know this is probably too late for you now, but it would interesting to see how much it would cost to 'align' that side of the house, and the back end fully? I think we paid around $1000 per square metre for additional floor area, but when you remove these wall articulations in theory it should be even cheaper? Anyhow good luck with the build. I had initially chosen the same plan as yours but my estate had the covenant requirements and we forced to choose Noosa 22.. We’re doing all electrical after hand over as we my boyfriends an sparky and can get a better deal etc. but yes we’re having 3 pendant lights in the kitchen, 1 over the dining table (will be a pool table) and two in the master bedroom either side of the head board. Just sharing - got this info from one of the builders for Solar promotion: “The way it works is they give you the solar for “Free” however they claim the rebates for the first 5yrs and then it is yours. Sometimes easements are unused and 24cm is not all that much. Good luck. And yes any builder… 2 14901 In Qld it is a requirement that a builder must have a cost breakdown, for building a home to the same specification, with the same inclusions and the same finish.
