Browse Forums Building A New House 1 Jan 12, 2014 3:54 pm Hi all! My husband and I are looking at doing a knockdown rebuild of our current family home to fit the growing brood. We quite like the look of Rawson's Metford 33 and walked through the metford 28 at Homeworld in Sydney today and liked what we saw. We are in the very, very early stages, with nothing happening for at least 12 months. It'll be our first - and hopefully only - time building. Would love to hear from others in the meantime about their experiences of building with Rawson, in particular a knock down rebuild and/or the metford33. We are in Canberra. We haven't found a suitable block within our price range yet - very frustrating. But Rawson have been great to deal with so far. Have been very happy dealing with Rawson so far. We have just signed our tender docos and will be starting our knockdown/rebuild in January next year. We've made a few modifications to the metford33 design, nothing too major, just tweaks to ensure it meets the building requirements - our block is north facing so we had to swap the location of the lounge and study. With Rawson we're up to the concept drawings being cleared with a few minor tweaks through their compliance person. Next step is to agree inclusions and get them costed. That's the scary part! Such a lovely area too. Our tweaked plans have been approved and now we are literally waiting until September to do all of the pre-build stuff and selections in order to break ground in the first week of January. Re: Knockdown/rebuild with Rawson - Metford33 8Apr 13, 2015 8:43 pm Hi Ezza, we shrank our Master 1 en suite so we could squeeze in another row of cupboards in the WIR, we've added glass sliding doors to the study and to the lounge, we've created a U-shape bench in the kitchen, reshaped the entrance to the family room to accommodate the U-shape bench, we relocated the rumpus room to the back of the family room and added two new rooms (a new lounge/kitchenette and a second master/en suite for my aged father in law). We also extended the garage by a metre on two sides for more storage. Now we are just awaiting compliance officer checks and then formal pricing. I am dreading the final pricing, as I know it's over budget and we'll have to cut a few 'desirables' that we've put into the mix! But Rawson have been great to deal with so far so it's really going to come down to what can we afford, as they can build it if we can pay for it I don't know how you will be able to wait until September and then Jan! Hello, the roof tiler just started today. Our Brickie just finished last weeks, 6 weeks from start to finish. Our SS did warn us about the shortage and will take time. I look at the build as something rather like a caterpillar. It stretches out long and then bunches up tight. A lot of go-slow and then go-fast and then more go-slow. Fingers crossed Rawson's estimate surprises you - in a good way! We are knocking down our current home in Latham. We are super excited and can't wait to start. We were originally looking at doing it in about five years once our kids are a bit older and I'm back at work more, but figure by the time that all happens, the kids will be just about out of home so there wouldn't be much point of having a bigger house then! Plus our existing place is literally falling apart and would cost about the same to fix up than it will to bulldoze it and start over. We haven't done too many changes to our plans, we had to swap the lounge and study though as our block is north facing and ACT building codes specify you need a living space at the front of the house...so that has made the study, bedroom 4 and the linen cupboard a bit bigger. We have also extended the alfresco as per the display home. Have you been to Dubbo or Newcastle to check it out? Datdat, I can't wait until that stage, must feel like its a real house now! The only thing that puts me off is that the people we bought off live nextdoor, and our KDR was their late parents home and childhood home. We spent about three hours in the house all up (between visits to the zoo) over two days. We got a really good feel for what we liked and what we wanted to change (e.g. changing the island bench into a u-shape and shifting the sink so the 'long arm' onto the dining room can be totally cleared off and used as a breakfast bar or for canapes before dinner The sales guy in Dubbo was also super-helpful and answered our gazillion questions! The house we'll be knocking down is very old (1970) and hasn't been touched. Not sure any of the fittings are valuable, but you never know! I don't know how to go about offering 'parts' up to people. Canberra_gal I showed my husband your plans you sent me a while back and he really liked the additional row in the BIW in the master so we added that in our tender appt last weekend we also requested a translucent sliding glass doors in the lounge. I didn't win with adding a sliding door in the study (my husband is so messy but he thinks a door will make the entry seem smaller) but it's not too late yet! He was pondering for the rest of the arvo what would make our house my 'dream home' and I told him... Adding sliding doors to the study would! We also have sliding doors in the lounge too so hubby was just a bit worried we were closing off everything but the sliding doors when open should still keep the house feeling open. We also have a toddler and pretty sure he wouldn't want her running around messing up all his paperwork in his study...
