Browse Forums Building A New House 1 Nov 26, 2019 4:50 pm Hi all, We are currently in the plan presentation stage with my builder for a knock down rebuild and finalising our variation prior to submitting the plans to CDC. I am in 2 minds about demolishing the existing property now (already organised gas abolishment) - prior to the builder obtaining clearance of construction. The house is livable but there are some hazards that require me to renovate if I wanted to rent it out. Which I'm not keen on doing. My intent to demolish early is to limit the risk of squatters inhabiting the property and I wanted to get it out of the way. The demo guys are willing to put up and leave fencing until I am ready to build. However, on the flip side, I've also heard of nasty stories about demolished properties being dumping grounds for rubbish and asbestos. Would like to hear from your experiences and what you would do. The demolition normally takes 1 to 2 days from what I could see. Then they normally come back and do a bit more. Therefore early demolition would help in anyway? There are empty lands from demolished house and you know what, weeds and grass are everywhere. Once in a while, I could see contractors come to clean them so that is another thing. I have not seen anyone dumping anything but tree trunks and small stuff but maybe I am in a busy area. We scheduled the demo before we got the letter to commence construction, but to start after the date we expected to receive it. Key Dates: 26 September 2019 - contract signing with builder 18 October 2019 - deadline for providing builder letter to commence construction 21 October 2019 - demolition scheduled (two weeks + one week to check, pay, get paperwork etc) 8 November 2019 - deadline to provide builder with clearance certificates for demolition. We had no rubbish left on our site between the time it remained unfenced and work commencing. However, it was only a week, and in a well established area. I think if it was any longer than a couple of weeks, I would have hired my own fencing to restrict access to the site. The fence hire company charged me the same whether I kept it for a week or 6 months (around $400). Most demolishers also needed about a months notice after I said the site was ready, they also couldn't give an exact date, just rocked up when they were ready. And the demolition took about 3 weeks, as various groups moved though (asbestos removal, timber remove, copper pipe remove etc etc etc) . Then there were days when nothing happened. The actual house demotion was 2 days, but lot that happned before then When the builder gave a date that they would put up their fencing, I got my hire company to remove theirs the same day Around here there are lots if block that sit empty for a while, and I have not seen anything bad happen to them We had this happen to us last year and got charged a variation.
