I am also going tommorow to sign contract for Hamilton 36 with Clarendon. They quote me around 370k with Elite facade and some extras( including free aircon promo and $25k guarantee). How much it will be extra at colour and electrical consultation. They give me an allowance of $6k Electrical and around $12k for tiles for whole house as I opted out for carpet. I just want to get an idea? Any help will be highly appreciated. Thank You Hi Poorman. Sorry for the delay, just got back from a caravanning holiday! Congratulations, the Hamilton is such a great design! You got some good promos. We also got the $25k discount but paid full price for our aircon. We barely spent anything extra at the colour appointment as we stuck mostly with what was in our range (Sapphire? Can’t remember, the medium-priced spec). We splashed out on a durian timber staircase ($4k), a fancy kitchen sink mixer ($400), and upgraded the carpet and underlay (an extra $2000 on top of the $4999 that we paid for flooring the entire house [a great promotion that they had at the time]). I can’t remember how far we went over our $8000 electrical allowance but it was under a grand. Hope this helps! Hi Funkynoodles, I am going with durian timber staircase with our build as well. Would you happen to have photos of how the completed stairs look like? I am hoping to go with light coloured laminate for flooring and am now concerned that the colour of the durian timber will clash with the lighter laminate. Thanks! Have you been satisfied with their communications, timeliness, build quality etc. so far? Do you think there are anything I would need to be on the look out for during the process of the build? I have had many friends recommending an external engineer to go through inspections during the build. Did you do that yourself? Hi! That’s exciting for you! We have been very satisfied so far. The whole process has been so easy. Our site manager is extremely fussy and makes tradies pull stuff out and re-do it if he’s not satisfied! The one thing I would look out for is the height of the waffle slab. When we prepped out block after the demo, we had it scraped flat. Had we known the slab was going to be so high, we would have dug down so that the house could sit flush (I’ll see if I can find a photo so you know what I mean). We now have to spend another $10k on extra retaining walls, which is a pain. I wish we’d been told about the slab height. We haven’t used an external engineer. How is the new place looking now?! Hey Dan C, we’ve been in the house for 5 weeks now. We are absolutely loving it. I don’t really have any photos as we’ve been super busy so the lace is still a bit of a mess. But here’s the kitchen and the alfresco after we had it tiled the week after handover. We’ve had to order blinds for the living and kitchen, which we didn’t think we’d need as we never had them there before...but we forgot that cutting down all the trees means we’ve lost our protection from the beastly afternoon sun. A few things we would do differently- make the alfresco even bigger (we extended it but for some reason didn’t take it all the way to the edge of the house) and think more carefully about where we put power points! The layout is working really well for us. The kids pretty much live upstairs. My music studio is excellent- my students just walk in the front door and it’s right there. Husband has been making furniture already in the triple garage. Under the stairs where there’s normally storage (for some reason out plan didn’t have it) is a great spot for my aquarium. If I was to pick Clarendon's weakness is their ability to recognise a design outcome to suit your needs. Ours is still being built and already have noted design aspects we would change but now cannot due to the Clarendon process. Other than that, like you say they have been good to date! Was wondering if the double sliding doors over a larger single one was an aesthetic choice you went with or for other reasons? We decided on two doors because we love to have doors/windows open at all times of the year for good airflow...which brings me to another thing we should have done differently. We decided not to have screens installed during the build by Clarendon’s supplier (Barrier) to try and save some money. However, it turned out that their prices were very competitive. They even gave us another 10% off. There’s a four week turnaround between order and installation. Because we stuffed around so much, it was 3 weeks after the move that we made our decision, so we will be without screens for another couple of weeks, which is annoying as the weather is still quite hot and we have a lot of flies! Hi Spazzen, just in terms of our (similar) design with Clarendon, we used a 3.2m stacker alongside a 5.4m stacker. The 5.4m stacker cost approx 10 times the 3.2m door due to the additional steel required to support the span. How do you find the space that has the kitchen/dining/living? Do you feel like it’s big enough for all those 3 things? Absolutely! We barely use the living room anyway,even though it’s pretty big. We are either outside or in the upstairs rumpus. Kitchen is huge and we have a great big pantry. Here’s another pic looking from the dining to the alfresco.
