Browse Forums Building A New House 1 Nov 22, 2019 12:14 pm Hi all, I am an avid reader of this forum although I have never posted before! I hope some of you may be able to help me out... My husband and I are planning to build our first home and we're set on the land and the architectural design. However, we have zero experience with building and I want to make sure we make the right choices from the get-go. My question is: in that situation, would you get in touch with an independent Project Manager and entrust to them the allocation of all contractors and sub-contractors for the project? Would you venture with doing the Project Management yourself? Or would you go to a pricier and more established developer/builder and let them run it? All ideas welcome. Thank you!!! Re: Advice, ideas and recommendations 2Nov 24, 2019 7:14 pm The trouble with most first time builds is the priorities are all wrong, everyone's after inclusions and does no homework on build quality, checking display homes only ,then choosing a builder is basically doing nothing, you leave yourself open to poor quality building practices in which Australia is a world leader considering our position as a leading nation, sales people a after their commission and will almost tell you anything, you must at a minimum speak to several current to finished builds from your chosen builder, and speak to trades ,this is a much closer representation of what you will get,the display is not what you will get,it's their very best work with attention you won't get from there best trades, although your legally entitled to display quality if buying as a result of ,I see display,I want display, you won't get it. A good qualified inspector and they can range from useless right up to a roll Royce type such as this forums building expert,a very qualified builder with balls and experience in disputes, include a pre contract inspection as the standard hia contract is a highly biast builder based contract, mistakes and unfair clauses are common, the more you upgrade, the more expensive a volume builder becomes, first learn everything about building so your builder knows you have knowledge along with a good inspector should increase your chances of a better build, the more you learn, the better chances you will get a good build, good luck Re: Advice, ideas and recommendations 3Nov 24, 2019 7:38 pm You think you are buying a home but the builder is selling you an unfair HIA contract. Focus on the builder's reputation and their ethics first before anything else. Don't believe anything with 4 or 5 stars on Productreview, speak to 3 people who have built with the builder.
