So after nearly 3 months our date has been set to sign our contract. After reading everyone’s threads for the last couple of months, it’s not uncommon for Coral to take FOREVER to do the paperwork. Our finance broker is mortified. We have taken the Bahama 50 and modified every room in the house I think. Hopefully they draw up the contract properly as the tender letter was incorrect. Anyone else have problems with their contracts being incorrect? Plenty of examples to be found on Homeone. Pre contract signing accounting (with mistakes invariably in the builder's favour) also needs close examination as well as looking for unfair contract clauses and 'hidden' but increasingly common "Performance Solutions". Try your utmost to avoid variations and their associated charges. Don't focus on aesthetics at the expense of functional practicality. In addition to the paper copy and PDF of the contract Ask for a data file to assist you in this checking and save time. The builder can generate this. Make sure everything is to be built to the standards referenced in the National Construction Code, not alternative “performance solutions” proposed by the builder which you have no ability to check are appropriate. This isn't unusual and is industry wide. A lot of new home buyers don't have their contract checked ![]() The contract and build quality are separate. The build quality will depend heavily on the professionalism of the SS but many working for other project builders have up to 20 and sometimes more constructions under their control at the one time. This doesn't apply to all builders and I don't know if Coral follows this approach but it is a question worth asking. Just remember that several trades build a house and it is impossible for the ss to be expert at them all, the reason many new home buyers contract an experienced building consultant to do vital stage inspections. Having a competent CCTV cam inspection of the stormwater and drain (sewer) pipes done by an independent plumber to check for foreign objects, pipe damage and slope pre final inspection is wise. 3 in 1 Supadiverta. 0.75mm filter.
