New Home Inspectors tends to attract quite a few former builders from the Smith and Sons Extensions and Renovations franchise to work for them as inspectors. At least one of their former Smith and Sons franchisee builders has a VCAT dispute against him in the works. Re: Building inspector 14Sep 12, 2021 8:11 am I would add that the private building inspection industry in Victoria is not well regulated. Other states require them to be licensed by the relevant building authority but that is not the case in Victoria. There has been a high rate of builder insolvencies in Victoria and many of those failed builders turn their hand to building inspections. Some of these larger inspector companies may also be hiring failed builders as inspectors. I know of at least one case where the inspector omitted to tell the franchisor that his building licence had been suspended. This particular ex-builder, ex-franchisee, has gone on to set up his own inspection company. They only have to do a short course and they can call themselves a building inspector. Would you trust an inspection report completed by a failed or deregistered builders? Do your due diligence and check with the VBA if your inspector has ever held a building licence which is no longer active, and also check the insolvency notices. good luck. Re: Building inspector 15Sep 12, 2021 9:24 am Building Inspector is a name reserved under Building Act 1993 for registered building practitioners who undertake mandatory inspections under the building permit. Independent inspections are not regulated and may be carried out by anyone. Just like in US a peanut farmer can become the President so here, peanut brains and opportunists and pretenders can become independent building consultants. Having said that some of the independent consultants are actually registered building inspectors, or builders, or tradies, or engineers, architects etc, but many are not and never built anything. So it is very important to actually enquire into the qualification and experience, longevity and reputation of your building consultant because there will be wide range of competence, do your research and then make up your own mind. If they don't list their qualifications and experience then for me that is a red flag. There seems to have been a huge growth of 'building consultants' in recent times who are selling their 'expertise' in conducting building inspections on your home through the various stages of a build. A few of them claim to only use 'qualified' builders, but don't state if they have a current building licence. A red flag. As I mentioned in my build thread, we chose a full set of inspections at each stage. They were very thorough and the reports were detailed with all necessary photos. I considered it very good value for money and I would use them again.
