I am also looking to buy one plot in Stage 3.
Draft Contract refers to 1782P L33 Rev 2 dated 07Oct 2020 - Has anybody seen it?
On Stage 1; have anybody got their Plans approved? Is it a must to go through Blacktown City Council?
Restrictions on Contract says - Dual Occupancy / secondary dwelling developments are prohibited.
Does that mean we cannot build granny flats esp. attached granny flats if otherwise compliant?
Has anybody got any experience in this from Stage 1?
Also, Contract does not appear clear on Bushfire ratings. What is the usual one that Stage 1 Builds are following?
If plots are near the park, should it be 60/60/60 or 120/120/120?
How does that correspond to BAL 19 or BAL 29?
Builders say there is an extra of 10k and can even be 20k based on the interpretation.

Which lot do you have? apparently, it's dependant on the lot, for instance, some lots within P1 have dual occupancy restrictions and some don't. My contract state that Dual occupancy is permitted (STCA), also speaking with the council I have been advised that the setback is 4m rear & .900m for side boundary and 6m for the first floor if you are building a double story however this could be different for larger blocks. It will be good to know if someone has already submitted or got approvals from the council to be 100% sure.
