Do you think this is a cause of concern for anyone of us.
I'm not sure if this is the same for everyone. However, if it was going to be an issue I beleive your solicitor would have raised it with you.

Hi Guys any update on the land registration date just worried about the 25k govt grant we might miss out if the registration doesn't happen soon. Thanks in advance.

I am looking to purchase a block at Clydesdale 456sqm corner block, does any know the setback of these blocks?
I believe that the 600SQM block has some crazy restrictions so I am hoping they are not all the same.
Also, is there design guidelines that we need to adhere to?

Good Day All.
I am also looking to buy one plot in Stage 3.
Draft Contract refers to 1782P L33 Rev 2 dated 07Oct 2020 - Has anybody seen it?
On Stage 1; have anybody got their Plans approved? Is it a must to go through Blacktown City Council?
Restrictions on Contract says - Dual Occupancy / secondary dwelling developments are prohibited.
Does that mean we cannot build granny flats esp. attached granny flats if otherwise compliant?
Has anybody got any experience in this from Stage 1?
Also, Contract does not appear clear on Bushfire ratings. What is the usual one that Stage 1 Builds are following?
If plots are near the park, should it be 60/60/60 or 120/120/120?
How does that correspond to BAL 19 or BAL 29?
Builders say there is an extra of 10k and can even be 20k based on the interpretation.

One of the prospective builders is also mentioning that we need to carefully check the Environmental plan for the entire estate; as Blacktown Council has some stipulations around 10 m offset. When asked with vendor's agent, they could not believe it. For them 6m offset at back and 5.5m at the front are standard (of course different for corner plots). Has anybody got their plans approved in Stage 1 by council? Any dramas regarding such offsets?
